Cost of construction and land price in Noida, Gurgaon and in metros is incredibly high. Furthermore, the number of approvals required by a developer to launch a project are more, which justifies the shifting of the developers to small towns of India.

As per property consultants, in 2013 sales in the mid-premium segment were mainly recorded from the areas adjacent to the metros and the units were priced at an affordable range. Good connectivity and proximity to industrial hubs make such peripheral region near the metros, ideal for investment in 2014.

What are the advantages of investing in smaller towns?

The advantages of investing in smaller towns are:

1) In comparison to bigger towns, properties can be availed at a much cheaper rate in small cities. This promises of greater cash flow and better return on investment for the investors and developers.

2) Small cities boast of less competition and fewer regulations.

3) Affordability hardly finds any relevance in big towns and cosmopolitan centers.

Going by the NHB(National Housing Bank) data, cities such as Guwahati, Raipur, Patna, Lucknow, Chandigarh, Ahmedabad and Surat witnessed price appreciation in the Q3 2013, while the property prices in Bangalore and Delhi hit the skids in the same quarter. Although, prices remained stable in Pune, the same period recorded a rise in property values in Mumbai.
