Any idea about additional charges?

Q: I heard they are charging additional amount. For my 1 BHK they are saying approximately 4 to 5 Lakh Extra?
Is it justified or worth?

I dont think that its fair that all ofa sudden they r charging 1000 per sq feet extra as development charges. Its not mentioned in my agreement . Plus they havent told us or intimidated us about the same . Hiw can all of a sudden they increase the price in name of development charges.

Its not true as i also purchased flat in 2009 still today in 2015 feb they r not giving proper answer .They r not going to give possesson in 2017 also . manubhai raval


Mr.Manubhai it says clearly in the agreement,If u have paid your stamp duty and registration before August 2013 it is not mention in the agreement,but after that date it is clearly mentioned in the agreement.Everyone has to pay Rs1000sqft extra as development charges.You go personally to their site and speak to the lady incharge there.If she says no you don't have to pay anything extra,ask her to give her in writing on the letter head of db realty,she will not give u in writing.

I am thinking of buying a flat in Db orchid can anyone tell me when i will get the possession . and wat will be the final cost of 1 Bhk i will have to bear . I dont know whether things are genuine or not as there has been some court case against the builder

It's true db is charging extra Rs1000sq ft as development charges from all at the time of possecion.project has been delayed,cost has gone up(,it's not our fault)to cover there cost db is extorting money from all flat owners.

Kunal just want to inform you that D.B is charging 1000/00 as Transfer fees if you wanna sell your flat I hope you are aware of this..

It's not Transfer fees,this is actually Rs1000sq ft extra as development charges,something new invented by db realty to cover there cost ,because project has been delayed,this is new way of exorting money.

It is clearly mentioned in your agreement from april2013,if u have paid your stamp duty and regestration before april 2013 it is not mentioned,but at the time of possesion every body has to pay extra Rs1000sq ft.

I don't think it is property tax. They are terming as Development Charges. :(

Hello Ashish,
Since you have mentioned that you have purchased a 1 BHK flat in DB Orchid Ozone, are you talking about the property tax to be paid. Since you are the owner of the flat in DB Orchid Ozone, you need to pay an amount every year as property tax to the revenue department. You can do so by calculating the area of the flat with the tax slab rate and pay accordingly.

Hey Ashish,
Paying property tax amounting to Rs. 4 lakh is foolishness and does not make any sense. You can better get clarified with the revenue officials regarding the details of the tax to be paid. I dont think it will be so much mounting to lakhs.

Mr Joshi they are charging Rs1000sqft extra from everyone as development charges,This is something new they are demanding.We were never told about this when we purchased.Project has been delayed,cost has gone up,now we all have to bear the losses.

Its not our fault that the project is delayed and if the cost has gone up. U cant increase the per square feet cost of flats by 1000 in name of development charges.
