Any ongoing issues with this project? Like water, power, roads, construction quality, garbage, security issues? Planning to book a villa in Icon Sanctuary. Need to know some information before going there. Kindly help me by giving your inputs.

I visited the site the project is still in progress number of villas built so far is just less then half of the total unit

Is the project Vaastu Complaint? I am interested in this project and want to know about the amenities as well.

Yes the project is Vaastu Complaint. The project is offering amenities like high alert security with video door phones, spacious parking area, rain water harvesting, exclusive club house with modern amenities, sewage treatment plant, hydro pneumatic fresh water supply and much more.

When is the expected completion date of the project? How is the real estate market in Sarjapur Road?

The project is expected to get completed by end of 2016. Sarjapur Road is seeing the emergence of a promising residential as well as commercial micro-market. This suburban district has seen the launch of many properties in the luxury segment, out of which 9 per cent are of the villa/row house category residential units.The capital values on Sarjapur Road stand at Rs 4,000 per sq. ft.

To book a villa in this project you just have to pay Rs 7 lakhs and pay rest at the time of possession :)

Does anyone know about previous projects of Icon Sanctuary ?? even I' m interested in this project, how far this project is from Total mall in Ring road??

Till date they have completed only one project that is Icon Malgudi Phase 2 in Bommasandra. There are villas available for sale and the price ranges from Rs 70 lakhs to Rs 80 lakhs.

Now the rate per sft is 3750/- only so is there a drop in price. And also there is not much construction progress

In the April - June quarter of 2014, the locality price appreciated to Rs 4875 In the July-Sep 2014, the locality price depreciated to Rs 4736. May be the locality is facing some price correction.

Need some feedback about the builder ( ICON Homz). How many projects they have completed till now?

ICON homz is one of the well known residential real estate developer based in Bangalore. ICON homz focusses on 'value homes, spread across gated developments, layouts, apartments, villas and town houses. Currently, more than 1 million sft is under development, across 5 projects. Till date they have completed two projects namely Grand ICON and ICON Valley.

What are the good schools available near this project and how far it is from Forum Value Mall?

The project is strategically located in sarjapura, these villas are surrounded with international schools like Indus International school, Oakridge International school, Greenwood High, St Patrick Academy etc.

It is 15 mins drive to Wipro corporate office and 20 mins to reach Forum value mall, Whitefield.

LOLZ !!! These days traffic in Bangalore is increasing like hell....It is absolutely not possible to reach to the project is 15 mins at least.

Hey Varun, As far as i know the booking amount they are asking for is Rs 2 lakhs and the rate per sqft going on in this project is Rs 3800. This month the price of a 3 bhk villas will cost your around Rs 63 lakhs but next month they are planning to increase the price of the villas to Rs 67 lakhs.

It will take approximately 15 months from the date of registration. Icon Sanctuary has been approved by BMRDA and all the leading banks. :) :D
