I had plans to buy a flat here but now I am not sure. A resident confirmed that it is true that after obtaining the OC, the builders are constructing some flats on the terrace and in the front for which they have no approval. That will make the OC invalid, right? Can someone from the builder's side comment on this?
The review posted by an unknown fake person is totally baseless and is intentionally posted to defame the reputation of our company.
The height provided is as per sanction plan & we have obtained OC after due inspection from the authority.
Regarding basement parking area, the status remarked is not totally correct & is exaggerated. Due to continuous water flow from the adjacent land, there is some seepage & we have agreed to rectify it at the earliest. The same has already been communicated to the residents.
Lift provided is Johnson lifts & is one of the most reputed lift companies.
There is no stagnation of water in the terrace & no water logging in any corridor.
Residents are extremely happy with the amenities provided by us & all the amenities provided is being enjoyed by the residents.
All other remarks are totally false & baseless. Vijaya Enterprises has been in the industry since 1973 and has maintained standard reputation. We are knows for our customer friendly services and the management is always directly available for any clarifications. We request you to visit the project to know the actuals and decide by yourself.
So my advice to people who are planning to book a flat with Vijaya builders is: stay away from them.

After seeing your review, I deferred my decision to buy the flat there. I partially agree with you but many are false.
I think just to defame the builder or due to some personal vengeance you are taking advantage of this forum. You may also be an ex employee of the company.
I visited thrice and also discussed with fellow residents. Minor hiccups will be there in any new building and all builder will rectify it. That is why builder will do initial maintenance atleast for six month to one year.
I booked an apartment now after verifying all details provided by you. I am thankful to you in making me understand each and every minute details.
I am Sumit Sharma, residing in Vijaya Springwood apartments Flat no 223 and is quite happy with the apartment . First of all the above mentioned advice by so called Sumit (impersonator) is absolutely fake and clearly shows some sort of personal issue rather than actual. Clearly this is to demean the reputation of the builder by taking few names of residents in order to create a confusion for new buyers. Readers and bloggers kindly ignore this and trust your conscience by visiting the apartment rather than depending on few fake reviews .!!
4. After getting the OC they started constructing illegal flats. They constructed 4 illegal flats for themselves. Two on the terrace and two in the front of the apartment in the empty space. The residents here tried to raise there voice and the builder's response was that this is none of our business. We are planning to take it to the BBMP.
5. Most of the walls are cracked.
6. Most of the amenities they have provided are useless. The party hall roofing is done of acrylic sheets and is leaking all the time.
7. There is now waste disposable system. People keep the waste in front of their doors which is cleared by a maid the next morning.

Review for Vijaya builders:
I purchased a three bed room flat in the month of January in Vijaya Springwoods for 60 Lacs. And I regret it. I am sharing all that I went through after purchasing the flat with a hope that this will save someone else from the ordeal.
1. As far I as know the govt. regulation says that the height from the finished floor to height should not be less than 9 feet. But in Vijaya Springwoods it's just eight feet eight inches. I noticed this after registering my flat.
2. Parking area (basement) is a mess.
3. There will be some issue in the lift every second day.
