Hi,
I am planning to book a flat in Mulund west shortly for self use or from investment point of view. Will I get good appreciation or resale value if I plan to sell it in future. What impact will it have on the real estate once the metro becomes operational between Ghatkopar and Mulund??

Hello,
Buying a property in Mulund west is a good option in present times. But as you may be aware that real estate market is unpredictable. Property prices shoot up significantly and drop back based on market factors. But once the metro becomes operational between Ghatkopar and Mulund, the prices of the property are going to witness an uptrend. This will definitely push the property prices higher since the demand for homes will go up significantly.

Hmmm. Thanks for the latest updates given about metro connectivity to Mulund. Looks like still a long way to go. But once the metro commences its operations between Ghatkopar and Mulund, it will reduce the travel time to a great extent. Not only that the peak hour rush that one undergoes in local trains will also come down as many will prefer the metro as modes of commuting.

Hi Praveen,
Yeah in fact the Phase 1 of the Mumbai metro is almost complete between Versova and Ghatkopar via Andheri. Soon they will commence the operations and will be thrown open to public. As far the Mulund is concerned the plan is still under implementation and project study and feasibility is going on. This comes under Phase 2 and consists of total length of 12.4 kms from Ghatkopar to Mulund.

Hi,
The connectivity is excellent from Mulund west to different parts of Mumbai. BEST buses are available to western suburbs, central suburbs and Navi Mumbai with a frequency of every 15 min. Mulund station is just 2 kms from here and one can also take autos, taxis, cabs and mini vans from this place to reach other destinations in Mumbai, Thane and beyond.

By the way when is the metro going to commence its operations. Heard that work on Versova-Ghatkopar is nearly complete and trail run is in progress.

The rate for 1 BHK comes to approx 68 lakhs which have a total area of 675 sqft. 2 BHK's come with area of 950 sqft and costs approx 95.40 lakhs.
