Q: I am planning to purchase a 1 BHK flat in this project. May I know what is the present rate per sqft the builder is quoting?? Has anyone booked a flat?

Hi All,
I have a query to ask like is this the right time to buy a property in this place or should I wait for some more time.How well is the connectivity from the project to other places. Any modes of good public transport since I am relocating from Cochin to Kalyan.

Hi,
Infact this is the ideal time to buy / invest in a property since the property market is witnessing a boom phase in current times. Buy the property at the earliest and why delay when you have made up your mind. The site where the flats are coming up are well connected by road and rail means of transport. Kalyan-Ahmadnagar Highway is near to the project. Kalyan station is just 3 kms away and the flats are also near to Shahad railway station. Besides you also get state run buses starting from Kalyan going to Thane, Bhiwandi, UllhasNagar and other places. Kalyan is also a major junction for Indian Railways where many important long distance trains have a stop at this station.

Hello Deepankar,
The price for 1 BHK comes to about Rs. 12.54-12.80 lakhs. 2 BHK comes with price tag of Rs. 16.23 lakhs and the price for 3 BHK comes to approx 45.88 lakhs. Heard that the builder is offering amenities like multi purpose hall, club house, child play area, swimming pool, 100% power backup and other wonderful features. Flats have 3 blocks having 4 floors each.

I have booked a 2 BHK flat in this project recently. Came to know that the project is financed by many leading banks like HDFC, Corporation bank, ICICI, IndiaBulls, LIC Housing Finance and Kotak Mahindra bank.

Hello Sankalp,
Seems to me the price they are charging is correct as I came to know that this is the existing price that is prevailing in this project. Also came to know through marketing executive that the flats consists of 1,2, and 3 BHK. Some days back when I had a chat with the sales guy, he mentioned that the project was launched in the year Oct 2013 and most probably the possession will be by Dec 2014.

Ok. Fine. As I have plans of buying a flat in this project, may I know what is the price of the flats available in this project and the amenities provided. If I go for home loan which are the banks are providing finances? Has anyone booked a flat here. Your reply will be of utmost help to me.

Hi,
Spoke with the sales executive and confirmed that the builder is charging Rs. 2350 as rate per sqft for 1 and 2 BHK. For 3 BHK it seems that they are quoting Rs. 3500 as rate per sqft.

Hmmm. Ok. Is the price quoted justified? Is it the actual price what is prevailing as off now in Kalyan west. What are the flats available in this project? Want to know when was this project launched and its completion date?
