Q: I zeroed-in to buy a land (1 groud) at Ram Nagar, Madipakkam. Chennai. Documents are clean but i see the land is watery (wetland). Is it safe to buy ? this is just for investment and no plan to construct building
@Himani: The area is well connected with other parts of the city. It is just 17 km from Chennai City Railway Station and 6 km from Chennai International Airport. Yes the bus service is good There are direct buses from Broadway, T Nagar and Keelkattalai. Also by road you can be reached through Velachery and Medavakkam. The Meenambakkam airport is about 7 kilometers away.

Madipakkam is the posh area of Chennai. It is the nice & peaceful residential locality for middle class working people. As far as I know you can get good returns as it is an ideal location for families to settle down and it offers great connectivity to all parts of Chennai. Residential apartments are quiet famous here, It is good for both long term investments as well as enduse purpose. Within 5 years you can expect good appreciation.

Hey.....Ram Nagar area of Madipakkam is situated very near the MRTS Velachery Railway Station. Hence it is very well connected in terms of infrastructure. It is a fast growing locality which is just situated off the IT corridor hence makes it very easy for IT professionals. If its for investments and documents are correct I think you should move on.
