Q: Let us assume, I have a Land of 14000 Square in city. It was an agricultural land and I got it converted to construable land under Section 143 of Uttar Pradesh.

I have already started construction of school in 11000 Square yards of land(Got the school map also approved by the local authority ).

Now, I am willing to do plotting in remaining 3000 Square yard of land. I was planning to create plots 100 square yard each and will also construct a road for access for each plot.

What is my concern
Do I need to consider the size of road, It their any law regarding this. Because I will construct road as per the practical requirement.
Road as wide as 20 feet is enough as per my experience.
But the architect who was building the layout is troubling me, he is saying whenever someone do plotting in colony they need 30 feet wide road.

My argument is I am not constructing a colony or not even starting a great real estate project. I am trying to sell my land in form of plot, which is already converted to construable land.

My age is only 25 Years and I am doing this project in small town where most people dont have exact knowledge of law.
It is my social initiative to build a school and money I will get after selling with be utilized for the development of school.
We have very very less fees in our CBSE Pattern English medium school. It is only 250 INR per month. We are building another branch in 11000 square yard land(Mentioned above).
I am just trying to fulfill my father dream of educating less privileged people around me.

Q: Hi all, I am going through the posts in this forum and impressed with the knowledge being shared here.

I am planning to buy a plot in Hyderabad, which I want to give for development (apartments). My budget is around 1cr - 1.5cr, I am ready to wait for 2 years for the area to develop.

Latest Answer: According to the recent news, the sites measuring 20x30 square feet will be priced at 25 % of their present guidance value while 30x40 feet sites will cost 40 % of their guidance value. The prices for sites measuring 40x60 feet and 50x80 feet have been revised to 70% and 90% of their guidance values, respectively. In short, a 23x30 sqft plot will cost you around Rs 2. 96 lakhs where as a 50x80 sqft plot will cost you around Rs 72 lakhs.

Q: Hi,
I'm planning to buy plot in Mullanpur. I have talked to couple of builders in the area and as the possession of plots will only be after ~2 years.

The builder says that allocation of plot will be done after 3-4 months of initial payment, which doesn't sound like right. I'm not sure if this is the usual practice in such developing areas.

Can someone please advise, if it's fine?

Latest Answer: Hi Umesh, Plot will always be in ready to movies position. In some gated area it will be take 3 to 4 month of time to coverup all the amenities which builder is providing with the project. to the complete the agreement process it will take 1 month of initial times. so before take properties in consideration you must ask builder with proper information.

Q: I am in the market looking for a 2400 to 3600 sq ft vacant land in ECR in Injambakkam, Akkarai and / or Uthandi on the Sea Side. I am looking for properties beyond 500 metres from the Sea Shore for construction of a house. I am coming across large parcels of prime properties at decent prices, but land parcel sizes that are unaffordable for me. I am looking for buyers that are happy to team up for a joint land purchase in Injambakkam, Akkarai and / or Uthandi.

Q: We are a group of 4 individuals. Some working i.e. Salaried and a few in Business. We plan to buy a plot approximate 4-5 Ghunta within the PMC limit and construction a Building having 2BHK Flats within the permissible limit - may be 4-5 units.

We want this to be a financed project and AFAIK Banks offer something called a Composite Loan (Plot + Construction). Few queries based on this.
The Loan has to be taken by all 4 of us to buy plot and construct. How is this possible? will the banks allow a joint borrowing based on our Income Tax from our source of income?
How does the Down payment etc work. Does the Bank expect us to have a project plan etc and then approve this?
For Disbursement, Does the bank pay us off in one go? We may take 2 years to construct the property? no use of having all the money at one time.

We also welcome any VC's who may want to invest with us. We are planning to construct it at A quality.

How easy is it to sell such properties?

Is there anyone who has done projects like these? could you please get in touch with me. Could get to learn from your "Lessons Learned"

Latest Answer: Hi Krishnendu, And also do not give a false declaration as the bank may demand that you repay the loan in one chance and if you are not able to pay, it will spoil your credit history. If you don’t plan to construct a house instantly, you could apply for a plot loan or get the existing loan modified or converted into a plot loan.

Q: I zeroed-in to buy a land (1 groud) at Ram Nagar, Madipakkam. Chennai.
Documents are clean but i see the land is watery (wetland). Is it safe to buy ? this is just for investment and no plan to construct building
