Aranya Homes Sec-10 Noida Ext Status

Q: Need to know the status of Aranya Homes Sec-10 Noida Ext . Builder is saying that there is some farmer issue, not sure how long it will take to kickoff the project... Please advise if anyone else have any update on this project

Not sure on what basis few of the folks still telling this is a good project. May be commenting in this forum on builder's behalf.

As per my discussion with management they don't legally own this land now and just collected money from the investors to run there other projects,they are ready to pay 12% p.a, interest on the booking amount. They have now sold this land to Buland group. Like other builders it was there strategy to launch several projects to collect money from investors in order to complete there first project i.e sec-119 project. Simply cheating the investors and upon cancelling they are offering 12% p.a. on the booking amount.

Not a credible builder even though you will see hell lot of advertisement on TV ,web and newspapers to maintain their credibility.

As per my knowledge, Unnati Aranya Homes is one of the popular residential project in Sector-10, Greater Noida. This project is located in one of the prime residential location with all basic amenities nearby. This project offers 2 BHK & 3 BHK , area ranging from 1190 sq-ft to 1800 sq-ft. Builder quoted price is around 2950/sq-ft. Expected possession November 2016.

In my point of view, this project is very much suitable for investors & end users. As located in prime location , this project has no issues in connectivity. This project has approval from GNIDA. Banks approving loan to this project are Corporation Bank, Bank of Baroda , Axis Bank & HDFC Bank.

According to me, this project has several world class amenities. Like Garden, Swimming pool , Play area, Health Facilities, 24 Hrs Power Backup, 24 Hrs security, CCTV surveillance, Intercom, Wifi, Club house, Tennis court, Gym, Jogging track, Smoke detection system, Fire fighting equipment.

Aranya Homes project still alive. I talked to there manager and it looks like project is sell/moved to bulland builder. Has anyone got news about what will happen to existing booking units.

I guess that is a positive point and probably now there is no major problems with the project.. we can keep our fingers crosses that they will keep their Dec 2017 possession deadline

I am staying in Bangalore, so couldn't visit the site and not getting much information through my contacts there. Though I see that on common floor the Aranya Homes add is regularly being updated & now possession date is mentioned as Dec 2017 :)

Anyone went to project site, may be from there, we can get more appropriate update on aranya homes project. I heard that there is another project Bulland Calisto is pre-launched some time back,surprisingly at the same plot (5 acres out of total 13 acres).

Just keep an check , how much unnati people want us to cancel our booking that too our self....They will try to convince you in every possible manner in talks, if you say Is project will take 1 year; they will say 'yes 1 year'..If you say 6 months , they will say 'yes, 6 months'...I think they are getting pay only for telling that & making fool people....By seeing there no of awards they posted on there website, I am getting into pain, as how much these people cheat innocent buyers..

I have talked to many unnati employees, and figured out 2 imp points.
1. there is no land issue which can bother this project, just mutual understanding with farmers. and by highlighting this kind of issue they can gain sympathy from buyers (showing there is no fault from builder side). and urge them to cancel there old bookings.
2. Unnati group had tried to change layouts in between for this project, but none of them seems to got all NOC from authority. There is a layout which had sent to authority now, and it may take some time to get all approvals. but as by highlighting that they can't ask buyers to refund money by giving them 8% interest.

I had a booking in this project since 2012. Yes we can exist from this project, taking 8% or may be 10% if you bargain a bit..but it makes us in loss.(as projects has increased bsp). I would say Builder can't afford to cancel his project, as a lot of money invested by him as well to authority. I would recommend to wait & watch for 3-4 month

Also I still see latest ads on other portals for this project being posted by Builder. So not sure what is happening in the background on this project. No clear picture so far.

Thanks for the feedback.The agent through which I booked this flat has updated, that Builder is giving 10% p.a. on the initial 20% amount paid.. But now the BSP has increased by Rs 1000 per sqft appx,so premium has increased. So is not this Builder trying to cheat the investors now, what legal actions we can take and argue to the Builder to get the best ROI.

Hi Siddharth, It looks like no issues with Land possession with Farmer for this project, Just farmer having there corp ready in the site, and it will take 3-4 months to clear them, and they have mutual understanding with builder. Meanwhile builder is taking this situation advantage, and encourage existing unit holders to cancel the old bookings, as they logged in a very less price (bsp -2000)..May be project kick off in another 3-4 months. Again its risk to enter in this project now, but it can be very gainful at the same time...or short time investment its goo.

Hi Siddharth, there is problem in Greater noida west with farmers and recently there was a verdict by the allahabad high court as well ... Even i was considering but has not put it on hold till further updates.. what type of apartments are you looking and what budget..try looking at other places in same budget if you have not already invested...
