How well is the locality connected to other parts of the Bangalore city?

The opening of a flyover at the Bellandur Junction has improved the connectivity towards the south and east and smothen the traffic, reducing the commuting time. Apart from this, the area also offers well-equipped social infrastructure such as malls, schools and hospitals.

According to sources, Bellandur recorded the highest increase in property values, at 7 per cent in comparison to the last quarter where Bellandur saw a drop of 2 per cent. So hold the property for some time and then sell it off.

Ok kewl... Actually thats great...I feel the major reason behind this price rise is increasing demand for properties here. IT people prefer to stay close to their workplaces. Therefore, Bellandur tops the list. The area majorly offers property within Rs 70 lakh to Rs 1 crore and above.

What are the pros and cons of this locality? Is Bellandur good for end use or investment purpose?

Advantages: The area is well developed and it is good for end use. The area is very close to offices like Prestige Teck Park, Insoft Technologies and many other business parks. Balladur is easily assessable by Sarjapur road, Outer Ring Road and Yemalur road. New Horizon Gurukul, Gear Innovative, Delhi Public School, Vibgjyor High International School which are some of the reputed schools within a radius of 5kms to 6 kms. You have nearby hospitals like: Dr. Levine Memorial Hospital, Yashomati Hospital, New Akshay Mallya Hospital, Dr. Sunny Medical Centre which are with 4kms to 5 kms radius.US Pizza, Grills and Gravy, Chatoree, Posh Palates, Palki's, Punjabi Times and Bakasur are some of the good restaurants in Bellandur.

Disadvantages:
a) Proper road are not there
b) During the peak time you can face traffic
c) Airport is very far from Bellandur
d) Encroachments problem is there
e) Mosquitoes are there

As a whole the area is good for staying and end us.

The property values in Bellandur range from Rs 4,000-5,600 per sq ft. A 1000 sqft apartment will cost you in between Rs 45 lakhs to Rs 55 lakhs depending on where exactly you are looking and what are the amenities and facilities provided to you.

There are four reason why the locality has seen such a change. They are affordable property rates, proximity to IT hubs, capital appreciation and last but not the least connectivity. :) :)

I agree with Vaibhav, Bellandur has well-developed network of roads. The locality is well connected by public transport and autos. It has a railway junction which is 5 kms from the famous Bellandur lake
