Q: I'm specifically looking for 2 or 3 BHK apartments around the Telungupalayam area in Coimbatore, within a price range of 20 to 30 lakhs. Crescentz Square seems to be a good fit. But I'd love to know a lot more about the project before I make any choice.

Hi all, I think every buyers and investor should verify the legal aspects as well as the civic amenities before investing on any of the projects. After all it is a matter of your hard earned money. Check all the approvals, legal documents, connectivity, transport system in the locality, distance from markets, schools and hospitals, railway and bus station etc.

Please do not go for this. They are really bad. First they promised to be delivered on Dec 31st 2014. But till now only arch is built. They collected almost 60% of the money so far. No Progress. No wonder if they scrap the project and run away with the money.

Hey, this project is a pretty good option actually. I don’t think you need to look much further. It’s located in quite a decent area – Telengupalayam, and is just 4km away from RS Puram. The property is extremely secure and provided with all modern luxury amenities like swimming pools, gymnasium, club house, mini theatre, etc. And as far as I know banks such as PNB, HDFC, ICICI, Axis bank, SBI have approvals for home loans in this project. So I think this is a dependable option and you can definitely go for it.
The Crescentz Square is a pretty unusual project. The best feature is probably the renewable energy sources that have been installed for power supply. There are 2 and 3 BHK apartments available here. The 2BHKs are available in 2 sizes – 948 and 1083 square feet, same with the 3BHKs – 1257 and 1357 square feet. So you will have to pay around Rs 26 or 30 Lakhs for a 2BHK, or Rs 35 or 38 Lakhs for a 3BHK.
The Crescentz Square project in Telungupalayam is definitely a good option to buy a 2 or 3 BHK. The apartments are quite spacious and all of them receive water from the Siruvani water facility. The Siruvani water is said to be the second sweetest water in the world. The apartments are priced at Rs 2750 per square foot. But I suggest that you negotiate with your builder and bring it down till at least Rs 2500 per square feet.
