DLF New Town Heights in Kochi

Q: Hi, I was looking around a couple of housing options in the Kakkanad area of Kochi. I’ll be moving to Kochi for work beginning of next year, 2015. I particularly like the idea of getting myself a 3BHK apartment in the DLF New Town Heights apartments building. I know the pricing, it is 70 to 78 lacs. And since I am moving in with my family and children, I would like to know what kinds of facilities are available to me and my family. And also, can someone tell me which banks should I approach for getting a home loan for buying an apartment in this project.

Here, in DLF, the total price per unit is the unit's sale price, preferential location charge and the floor rise charge multiplied by the super area. This also add up along with the cost of parking slots, internal infrastructure development charges as well as the service charges also.

Exactly....and moreover, I also would like to add one more thing that you can also pay the amount as EMI of around 18 months since booking. First you have to pay 20 % of the total price (ie. BSP + PLC + IBMS & other charges). Then for a gap of 2 months from the 2nd month to the 18th month, you can pay 12.5% of the total price in 6 installments. and then the rest of the amount on the receipt of OC.

hey, dont worry about the downpayments, as you can easily get bank loans for this. the builders have bank approvals from various leading banks such as the ICICI Bank, HDFC Bank, LIC Housing finance, and so on. That wont be a big task for you.

In most of the situations, the maintenance charges are paid by the possessers ( Rs.1/2 per sqft) after the RWAl/local authority is elected which generally happens after 2 years following possession. So the builder charges this amount for the first 2 years in the account where he is responsible for the maintenance of the entire society. I think your doubt is a little bit clear.

What is IFMS that you mentioned here, actually? Is it a security deposit or something? With whom it will be deposited, will it be the builder or the society? Why there is this additional charge if there is also an amenity charge as extra?

Oh yeah..that's true. Now when you recieve the occupation certificate, that is the time when you have to pay the remaining 5 % of the total price and other additional charges like IFMS, Stamp Duty and Registration charges and other amenity charges as well.

Hey, I have booked an apartment there, so, i think I can help you in explaining the process of booking. On the application of booking, you have to give rs. 4 lacs. within the 30 days of booking, 95% of total price less the booking amount and the down payment rebate has to be paid.

I was really interested in this flat. I am planning to buy this. Actually, when I enquired. I got to know that the initial down payment rebate is around 8%. Moreover, DLF is a reputed builders. so, i think, this is a good choice for you and for me.

Hi, recently, I tried to contact the builders. I got to know that the price of this beautiful apartment in Kakkanad is very reasonable. The per square feet price is rs. 4450 per square feet. This is negotiable too.

Hey guys, awesome place. Everything is within the boundaries of this place. Nice swimming pool is there and tennis court, badminton court, basket ball court, gym, and even library is there. Infrastructure is good too, dlf new town heights in kochi has broadband internet and 24/7 power backup. Definitely a nice place to live for anyone

Yeah that is pretty accurate Dave, it is like a Township, except you forgot to mention the Health Care Center. Ok so, if you look at the commonfloor webpage for this project, you will see that there are a number of banks that will give home loans for this project, or at least they will process it faster. Like HDFC Bank, Axis Bank, State Bank of India, IDBI Bank, Indian Bank, Indian Overseas Bank, etc. There are some Home Financing companies that are also processing loans for DLF New Town Heights in Kochi, like Indiabulls housing Finance Ltd and ICICI Home Finance, I’m sure there are more

Hey there, DLF New Town Heights in Kochi is a great option, I’ve checked it out myself. I dont know about banks loans, but facilities wise, they have lots to offer. It is sort of a township, they have a preschool on site, so if your kids are very young, thats a plus. They have a shopping mall on site too, which is what I like alot, I hate travelling far just to buy a T-shirt or something. In general its a nice place too, there is a huge garden (8 acres I think), and a general clubhouse for hanging out. So yeah, its a nice place to live with your family, its a good buy overall.
