Olive Kalista Astra Kochi

Q: Hey can someone give me some information about the Olive Kalista Astra that is being built in Edachira Junction? I currently live in Kochi, I’ll be going there to check out the place for myself, but I just couldn’t find the time yet. If you know about these apartments then help get a better picture. Firstly, is it already built or is it still under construction? I passed it by a few months ago and I think it was under construction. Next, whats good about it? Like facilities, please enlighten me. And if I am not mistaken the price for an apartment is 60 lacs right?

Yeah..I contacted the builders. I think you can also try calling them for more information. I can give you their number. The olive builder's number: 04842332190. Another thing I would like to add is that, I have visited their site and got to know that the project in 8.4 acres is going smoothly. only 2 more blocks to be constructed and are nearing construction.

I wanted to know about the booking process here. When I enquired about this, I got to know that the initial booking amount was 20%. They are ready to negotiate a lot lower than the price if you are planning to settle the entire amount at booking itself. otherwise, you can pay in installation of 2 to 3 months, the rest of the payment for ready to move in flats. and for those under construction, the EMI can be extended till the date of possession also.

In case you want to take bank loans, i think the Olive builders have approval from most of the banks, especially HDFC bank and ICICI bank and all. If you have salary of around 1.5 lakhs per month...then you can easily get up to 40 lakhs and all loan amount itself very easily.

Actually, the price of the apartments may go as high as 80 lakhs and all including the service tax, amenities charge, and Vat etc. I think they are charging rs. 2 lakhs for car parking, 50000 for amenities. and there are other charges also like service tax, registration charges etc. which will be around 2 lakhs.

Exactly, it is just opposite to the Infopark, Kochi, and also near to the Smart City. The blocks are alll 20 floors plus ground floor. The area for 3 bhk is already given here no..1799 sq. ft. The area for 2 bhk when I enquired is 1339 square feet.

yeah..When I enquired about the project, they gave some information like this is very near to the Infopark and about the price also. The presently ready to move in flats are available for Rs. 4050 rupees per square feet. and for the 4th block, the price is rs. 4150 per square feet and for the 5th block it is rs. 4350 per square feet.

This project, as said, actually has 5 towers and also 11 luxury bungalows also. The five towers are Astra, Arista, Aleta, Alisha and Anna. 3 bedroom apartments here comes in an area of 1799 sq. ft. in 6 different floor plans.

Actually, Khalista which is a project of the Olive builders has 5 towers. Of this 3 towers are actually ready to move in. The work of the 4th tower will finish in December 2015. And the possession will start around february 2016. The 5th tower's work will finish in december 2016.

hey you miss one other point, they offer the option of having someone cover your car everyday after work, but you have to pay extra for that. Either way it frees you up and your time, that is something to think about. All in all, it’s a good apartment site, they have health care facilities, a swimming pool, power backup, just the usual stuff, a gym, wifi, etc. The usual stuff is “the usual stuff” for a reason, why because you need it. You will have a pleasant life in this apartment I think

Yeah the pricing is 55.26 lacs for a 2BHK and 71.06 lacs for a 3BHK. And there are some special features, the developers boast the cross ventilation in the apartments and also fire safety systems. Apparently they have fire hose hydrants and fire extinguishers on every floor, and when they did the electrical wiring of the building they made it fire resistant. Another feature is they have glass wash basins in the dining rooms.

Hey no its not 60 lacs, it is around 55 lacs for a 2BHK and around 71 for a 3BHK. It is already done with construction, you could move in when you want. Its a good location, but you live in Kochi so you already know. Facilities are basic, the normal things you get at other luxury apartments, so nothing special. Overall I would say it is a decent buy, good investment, good location.
