Best areas to buy property in Kochi

Q: I am planning to buy a property in Kochi and give it out for rent. Which areas would you suggest I invest in?

2BHK apartments in localities like Kadavanthra and Panampilly Nagar will bring you rent upwards of Rs. 10000 a month and apartments in Kakkanad can be rented out between Rs. 12000 and Rs. 15000 monthly. Kakkanad is one locality that you should seriously consider investing in because of the huge development that is happening in the locality. Many of the IT companies are located here, and it also includes industrial zones like the Cochin Special Economic Zone and the Kochi SmartCity.

It is a good time to invest in property presently because there is a slight decrease in prices of apartments. Many builders are offering discounts on projects. There is already very good infrastructure in place, and a lot of new roads, infrastructure projects are being added in Kochi. There has also been an appreciation in the rental prices throughout Kochi in the past two years. In the last two years, rental prices have increased by 20 to 30 per cent in many localities of Kochi.

If you want to give your apartment out for rent, you can expect different rates in different localities. A 2BHK house in Vytilla can be given for rent between Rs. 8000 and Rs. 10000, and for a 3BHK it can be between Rs. 12000 and 15000. You can buy an apartment for around Rs. 4000 per sq.ft. There is a lot of interest in this area because of the upcoming Vytilla mobility hub, and also because of the Metro which will come soon. Another locality which is seeing good growth is Tripunithura. Here a property will cost you around Rs. 3500 per sq. ft. You can rent out an apartment for anywhere between Rs. 7000 and Rs. 10000

It is good that you have thought of investing in Kochi. Kochi has in the recent past seen tremendous growth in the real estate sector. It is seen as a very good destination for investing in residential as well as commercial property. Because of the brilliant connectivity and lesser operational costs, many companies have shifted their focus towards Kochi, especially IT companies.
