Q: My husband plans to invest in real estate. He’s gotten it in his head that Bachupally is a good locality to make an investment. I don’t know much about the area, but I need to so that I can help him make the right decision. Please help!
Water shortage is a major challenge that plagues Bachupally and the surrounding regions. Scarcity of water is felt the most during summers, and residents have to rely on expensive tankers to meet their daily water needs. Traffic congestion is another problem that causes inconvenience to the residents. Connecting roads like Nizampet Road and Mumbai Highway are often plagued by excessive traffic jams, especially during peak hours, making commuting to IT corridors like Hitech City, Gachibowli and Madhapur a painful affair.
Also the air is extremely polluted. The area is nice and open but it is a struggle to get some clean air from where we are living. Its mainly because of these concrete plants that have set shop here. the dust that they generate makes it very difficult for us to enjoy our time in the open.
Yes, actually the tests were also done, but not in crucial time but only after the public reacted. In fact, one national research agency had alerted them beforehand already but the claims were ignored. Now the situation has worsened so much that polluted water and and the sediments have mixed with the area’s groundwater
The problem in Bachupally is extremely high levels of pollution. Its all because of the from hazardous chemicals, because of all the waste being discarded carelessly at Gajularamaram just outside Bachupally. The dirt gets collected at the pits outer rims. Whenever it rains the whole thing gets washed away to the city areas which is very harmful.
Hi Kamat, Bachupally’s pollution-free environment and proximity to lakes such as Bachupally Cheruvu also played a pivotal role in enhancing the realty value of this area. This characteristic was further elevated by the presence of a strong road network created by the development of the Outer Ring Road, Bollaram Road and Nizampet Road, which strengthened the connectivity in the region.
Like every other locality, Bachupally has its set of advantages and disadvantages. The important thing to understand is that you should be okay with the disadvantages presented by this locality, if you want to reside there. What are you people planning to invest in by the way? Because Bachupally has empty plots, apartment complexes, and also independent houses up for sale. Apartments in this locality will cost you maybe Rs. 2,500 per square feet, while empty plots of land cost around Rs. 5,500 per square yard. Bachupally is going to be even better-connected in the future because of the inter-city bus terminal that’s going to come up in Miyapur.
If you’re planning to just make a real estate investment, then I guess that’s all good because the property prices have been on an upward spiral since sometime. However, industrial pollution is a problem faced by all residents of Bachupally as well as the surrounding areas of Miyapur and Nizampet. Recently, a number of residents complained to the Pollution Control Board (PCB) about a bunch of cement-quarry companies that were releasing unacceptable limits of dust into the air. Apart from this, I think the remoteness of this area might be of issue to some who need to travel regularly into the city.
Madam, you don’t need to worry. Sir has made the right choice according to me. Since you’re not aware, I can tell you that Bachupally is located nearby to the industrial belt of Patancheru and BHEL. The Bachupally Road connects this locality to Miyapur as well as the National Highway 9, which is the roadway that connects Hyderabad to Mumbai. Bachupally has seen some heavy development in the past few years due to its proximity to Miyapur and Kukatpally. It is still considered a village by the Government, but in all truth, it’s quickly turning into a suburb. Dr. Reddy’s Laboratories is one of the major landmarks of this place that every resident knows about.
