Q: Hi, I live in Secunderabad with my wife and 1 kid at a rented 2 BHK, and I want to invest in an affordable 2 or 3 BHK around this area. I have heard a lot about properties coming up in Nagole. My budget would allow me to spend maximum upto 60 lakhs. Please suggest any decent properties in Nagole to invest in and also any additional information about the area would be great.
Its funny that the project that started out to fix the water quality issue here in Nagole, has actually made the condition so much worse. While the project did undergo a massive failure due to mostly corrupted governing bodies, the Musi river is in even worse condition now and the residents have to deal with potentially harmful water
The water here got severely polluted, mainly because of the failure of the 722 crore Musi river front project. There were 5 STPs to be installed as per the project, out of which three at Attapur, Nagole and Amberpet major ones were not functioning efficiently. This led to sewage water entering the river and untreated water being sent to household.

Hi, I live in Nagole, and I travel to Habsiguda and secunderabad on a regular basis. Though, Nagole is only a developing suburb I think all the basic necessities are available in the area. Once the area is completely developed then the prices would definitely shoot up, so if you invest now it would be a good deal for you. Also, one big advantage that Nagole has over other prime areas is its abundance water supply. I haven’t faced any water problem here till now. You could also fit in 2 apartments in your budget here in properties like Green terraces, Chanakya meadows, Vinay Elite, etc.
Hey, Nagole is a good location to think of a low budget investment right now because the average price per sq. ft is very low in Nagole as of now and starts from a slow as 1800 per sq. ft and goes on to 2700 per sq. ft, and rarely more than this. The reason for the low rate is because Nagole is slowly starting to develop. Basic facilities like fuel stations, grocery stores, cyber cafes, restaurants, hospitals, clinics are available in the area, which makes it suitable for a family. However, the area doesn’t have shopping malls or big complexes like other prime areas as of now, making it cheaper to invest in as of now.
Hi, let me start by congratulating you for taking a step forward and investing in a property. You’ve heard right about the properties coming up in Nagole. It is a fast developing suburb, and is approx 13 kms from Secunderabad. And luckily, in your budget you will find an array of options for a 2 and a 3 BHK. I am aware of a couple of projects like Indu Aranya villa and apartments, Environ Towers, Vinay Iconic etc. In most of these properties you will find spacious 2 and 3BHKs within 60 lacs. And since a lot of projects are coming up in Nagole, development has been continuous and would definitely result in capital appreciation.
