Q: Hey I am newbie in the real estate field. I want to invest in preferably in some area near Secunderabad, because most of my relatives and family stay on this side. I have been doing my research and I recently read an article about how Malkajgiri slowly catching up in terms of good property and investment. I’d like to know more about the property investment prospects in this area. Any kind of information would be helpful. Thanks.
I live in Malkajgiri and I have been through these problems. But, I guess area like Malkajgiri developed too quickly with a little less planning which are causing these problems. I would suggest that you do good research and find apartments or houses that are not in the innermost streets, this way you could avoid bad roads and cramped streets at least.
Two things in Malkajgiri are there that might inconvenience you here. One is the growing water scarcity in summers and the other is the neglected broken roads. Apart from these two problems, I think Malkajgiri stands as a good area for small budget investments and can definitely offer you a good suburban living. Good luck.
I agree too! You can purchase a nice flat here for less than 30 lacs, and there are options to buy independent houses too at less than Rs. 40 lacs. Also, I would say that just because the rates are low here, it shouldn’t be considered as a backward area for investment. Malkajgiri is an ideal area for small investments. The gated community culture is relatively new here, so you wouldn’t find many of those, but I have heard of one called Namishree Eshwer arcade where you can find a 2 BHK at around 26-27 lacs. These kind of investments can be good for letting out on rent in future for some stable money as well. Hope this was helpful. Good luck!
Yea, I agree. As an area to live in I think Malkajgiri is very nice. Living here definitely wouldn’t be the same as living in Madhapur and Gachibowli, but it has a different more suburban feel to it. When you look at it from investment purposes I’d be honest and tell you that it isn’t something very popular as of now, because the attention is hogged by a lot of other developing and developed areas. But, since you want to stay on this part of the town close to family and relatives, Malkajgiri is a good option for budget investments.

I stay in secunderabad, and I have a fair idea about the localities around.Malkajgiri is about 5 kms from secunderabad, and mostly has independent houses. But, the place is soon catching up with the gated communities and apartment culture. The area is well developed with all basic amenities available. There are schools, hospitals/clinics, super markets, grocery store, banks etc in the area. In my view, you can make small scale investments here.
