VS Sai Ashraya, Whitefield, Bangalore

Q: I am planning to book a flat in VS Sai Ashraya. Have anybody booked any flates there? Any idea how the developer is?

I have seen the site and the plans and it looks good to me. They have already started construction and expected completion they are saying Dec 2015. They have said all documents are clear and they will be giving the CC and OC.

Is there any group or forum of people who have already booked a flat there ?

The price of apartment in this project starts from Rs 36 lakhs on wards.

As far as I know the builder is giving flat discount of Rs 400.

VSR Ventures has completed projects like VS Residency, VS Epitome, VS Paradise, VS Enclave and VS Chalet.

How many units will be there in this project and what is the total land area? What kind of amenities they are offering?

There will be a total of 205 units with a combination of 2 and 3 bhk units. VSR Sai Ashraya is spread over 2.24 acres of land.

The project offers luxury amenities like swimming pool, well-developed children's play area, jogging track and multipurpose party hall.

Hi All,
I have booked the apartment in VSR Ventures on Apr 2015. So far experience is good. I got loan from SBI. Before booking the apartment I have verified all the documents with lawyer. Everything is fine. But only concern about completion of the project. When I booked initially they said Oct 2015 but now seems to be wont be completed by Dec 2015 end. They are saying work is slow due to sand unavailability. But I need to figure it out, how much true this info. I will update you further info.

They are telling that the project will be completed by Jauanry 2016. Any idea if there is any deviation and is the builder going to provide A Khata?

As far as I know there is no deviation and the builder is going to provide A Khata for this project. The same was told to me that the project will be completed by January 2016. @ Suresh... Please keep updating us.

Hi Chetan, Before buying a property check all the necessary agreement and documents between the landowner/s and developer/builder, approvals and sanctions, Sale Agreements, Construction Agreements, and Sale Deeds.

Hey Sonaly, VS Sai Ashraya is the first project by VSR Ventures so really cannot comment on the construction quality but after reading MR Kishore's comment it seem the construction quality is good. I have booked a flat in this project. Till now my experience is very good. When I booked, the expected completion time was Dec 2015, but the work progress is so good, now it seems they will complete it by Oct 2015 (3 months prponed which i have not seen with any other builder in bangalore). Block A platering is going on and block B plumbing and electricity work has started. Till now quality of materials used seems to be good. Overall a nice project for own stay. I will recomend you this project. Also we have created a group in google for the owners. If you booj one flate over here please let me know your email, we can add you to the group.

Hi All,

After cheking for last few days I am almost decided to book a flat in VS Sai Ashraya. If everything goes fine may be i will book in this week. After booking I can verify the documents from lawyer. Also they promised CC and OC. But regarding the reputaion of the builder still I am not able to find much informations. If anyone have any information pls share. I am buying the flat for end use and not for investment.

Any inputs will be highly appreciated.

Hi Vaibhav, Yes I have booked a flat in this project. Till now my experience is good. Other then the high tension wire, I find everything good in this project. Also they are giving OC and they have mentioned that in the agreement. So finaly I have booked.
We have created a owners group in google. If you book you can join that forum.

Hi All,

I have not yet booked. Enquired the property. Yes they are quoting Rs 3375 but negotiating to Rs 3100. Still I feel that is much higher compared to other constructions in that area. Many other builders in that area are comming to Rs 2800/Rs 2900 etc.
To me this looks good and it seems they have all legel documents clear. If they negotiate some more..Other then this I dont have any idea about the builder.. Not much review avilable in the net.
Any one of you allready booked a flat there or you all are also enquering?

yes you are right in same here we are getting for 2800 or 2900 per sft . I too planned to buy their but just before one day for booking i dropped .

The project was launched 6 months back and the expected possession is by 2015 end. The booking amount they are asking is Rs 1 lakh.

I have inquired the project and the current rate per sqft they are quoting is Rs 3375. BBMP has approved the project and bank ( SBI, HDFC, Axis )approvals are under process. They are ready to negotiate as well
