Q: I've heard that Beeramguda is a good place to get an independent house. How profitable will it be for me to invest here? How well developed is the locality?
I like Beerumguda very much. I think the place has good facilities also. It is close to ORR project and on NH47 which is very convenient location. It is close by to many IT companies and places like Gachibowli and Hitech city aren't that far away and you can get there quite fast. I always make a pros and cons list to give me better understanding of everything. Pros for Beerumguda are peacful locality, beautiful homes, good housing colony, and close by to a good international school. Cons would be very poor bus transportation system and running constructions everywhere that cause sound pollution. It is seeming to really expand in the coming years to come so this is good time to invest here.
Actually another reason for why preferrance is for these individual houses is that these houses are not thaat much more expensive than the apartments. That's is why people are willing to spend that extra money for larger living spaces. I think the cost for a solo houses should be around rs 30 lakhs to 45 lakhs depending upon the size, location, facilities available nearby etc. Over the past couple of years, the locality has been really booming and so has the real estate. Property prices appreciated by 23% just between last quarter to now. This is why this is the best time to invest here. Before a further rise of capital value is added to the existing prices but appreciation rates will get you very good returns. :)
Yes a lot of people like to invest in Beerumguda now and especially in independent houses. A lot of families in India actually prefer single homes to apartment living but property rates in major metropolitan cities like Delhi and Bombay make it very difficult for people to fulfill this desire because it that expensive. Hyderabad on the other hand, has developing areas like Narsingi and Beerumguda where development seriously seems to be taking place. And property is cheap so more people are looking to invest in independent houses here. Good potential for the future in this area!
