Uppal Land Losers

Q: Hey what is the current news on the Masi beautification project that was undertaken at Uppal? Didn't the residents who lost their land for development get some sort of compensation? And also won't the real estate in the area be affected because of this?

Now the problem is that the land owners are asking for more. They want the devlopment to be for multiple land use. They're asking for property tax emempts for a certain period as well as setback construction of buildings. I'm not sure what the current agreement is now but I know that this issue isn't too major, and the utmost importance would be to focus on the development of the locality. You want a nice cheap place to invest in which definitely has potential for land appreciation in a couple of years? Then invest in Uppal! :)

Hey there ! :) Not to break your bubble but I know that Uppal has faced many civic problems in the past. Uppal and Kapra are two localities that have been devloping over the past 2 decades, but still the numerous colonies lack proper civic facilities. Problems like irregular water supply, bad roads, improper sewage treatment plant, drains are left uncovered, and so on. All this is attracting lots of mosuitoes and it has become a real menace in this locality. This was sometime last year when I went there. I don't know how the situation is now but I doubt there's that much improvement.

Hey so 104 acres of the land was allocated for metro rail project and 150 acres were given to Hyderabad Metropolitan Water Supply and Sewerage Board for constructing of sewage treatment plant. 25 lakhs was even alloted to doing up the layout that was given in compensation to the farmers that had to part with their land. For every 1000 square yards given by the farmers, they would get one acre of developed land. I think that's a pretty good enough deal. Also these projects in this locality are only going to help increase it's value. Uppal is quite small but it is fast expanding just like any other locality in Hyderabad.

Yeah actually what happened was, many residents had to shift out from Uppal because their land was required for the masi beautificiation project and the metro rail project. This happened 6 to 7 years ago. Now only the government is going to give them plots of land to compensate them for the 733 acres of land that was taken in totality. Apparently, it took them so long because they didn't know how best to allocate the land. But now they've decided to give the residents plots of land on lottery basis. Around 600 people had given their consent for this compensation and were happy with it, but for the remaining compensation was not given because their land had either no claimants or multiple claimants. If anything this is a good thing because of these projects so I'm sure investing here is a good option.
