I would like to tell you that which Tier-1 city has no water and electricity issue. Water and electricity is in our hand and we should use it in a proper way excess and unnecessary use of water and electricity may result in scarcity.

Virar Global City designed over a 217 acres of land. It is a self-sufficient township located in a flourishing city of Virar. Every aspect of the township whether it is living spaces, educational institutes, wide roads for easy flow of traffic, rain water harvesting system for efficient use of water or sewage treatment plants that help conserve water, is well planned and thought of. But we have to use those facilities in a proper way.

I would suggest you to think twice before buying flats in Global City, Virar. As it is came to know that there are water and electricity issue in the society. Even they have given possession of the flat after long delay.

Yes, It is absolutely unfair and you must think twice before booking any projects in Mumbai. Check all the legal approval, project connectivity, civic amenities, neighborhood issues, construction quality etc.

There is no bus stand in rustomjee clobal city, virar west, there are so many people who daily travel to thane because of job, and every day they have to go to bus stand to catch the bus as bus stop is not there near Rustomjee international school.

Future connectivity plans include the proposed metro rail that would run along the Ghodbunder Road with more than 10 halts within Thane itself. With the metro, the travel time between Thane and Wadala is expected to reduce by half.

New Panvel will also be a good option for the first time buyer or the investor. It is an upcoming residential and commercial node currently being developed by CIDCO in the Panvel region. The area is situated strategically on the eastern side of the Mumbai-Bangalore National Highway and Mumbai-Pune Expressway. It also lies adjacent to the upcoming international airport. A Reliance SEZ is also proposed in the locality, However, it is currently stalled due to land acquisition issue.

Apart from that price appreciation of the last year was quite lucrative. Ulwe in Navi Mumbai is developing at a very fast rate. Within a time period of 4 years property prices have become more than double. For example, projects launched at Rs 2000-2500/sq-ft are now available at Rs 5225 to 5750/sq ft.

New Panvel and Kharghar are better prospects for you, considering the built quality of establishments in Ulwe currently are below par without many reputed builders investing. residential properties are a safer bet compared to commercial properties, since the resale does not entirely depend upon the market conditions. Residential properties are generally brought by salaried executives on loans, commercial properties are generally brought by Business for setting up their businesses. Though commercial properties can get you a better rent, residential properties can ensure you a stable rent with a budget of 35 lakhs, panvel would be a better prospect in terms of ROI and appreciation.

I think you can fetch excellent returns in 1-2bhk flats on gb rd which should be located close to the main Ghodbunder Road. General understanding is to hold a property for atleast 3-5yrs to fetch excellent returns.

instead of investing in virar , you people may be bttr of investing in shilphata near dombivili where there is a whole township coming up or in ambivili , both are good from investment point of view as well as rental perspective.

I think Virar West will be the best option for investment point of view. Project like Rustomjee Global City Avenue, sprawling over 217 acres of land offers 1/2/3/4 BHK residential flats from 412 - 1335 sq-ft. and the price will be Rs. 38.74 lacs to Rs. 1.25 crore onward. I think it's affordable at the same time good locality for investment.

As far as my knowledge is concerned Virar is one of the localities in Thane which have seen an appreciation over 20% in the couple of years. The area offers excellent connectivity with good social and civic infrastructure. The area is well connected to other parts of Mumbai city through Western Experessway. The current property prices in the area are 4500 to 6500/sq-ft. Other localities of Thane such as Palghar, Boisar, Badlapur, Nerul have also seen growth but not as much as Virar. Properties in these localities range from 2600 to 3600/sq-ft.

Hi,
A 2BHK flat in Virar which offers possession in next 2 to 3 years will cost you around Rs 25-30 lakh. The size of the flat is starting from 700-900 sq-ft. As far as the infrastructure is concerned, the area has everything in the vicinity. Schools, hospitals, banks, grocery stores. Moreover Virar does not have water shortages as three rivers Tansa, Vaitarna and Surya, flow via Virar. It is also close to Western Express Highway (5 km) and Virar Railway Station which adds advantages to the location.

Well,
In your budget, it is hard to get a residetial plot in Mumbai but Naigaon, Vasai and Khopoli are some of the areas that have residential plot available within Rs 25 lakh to Rs 30 lakh. Apartments on the other hand are available in Virar, Vasai, Nallasopara, Kalyan and Naigaon. Both plots and apartments have their advantages and disadvantages. Plots are getting less available in Mumbai and their prices are bound to increase. This can be benefitial for an investors while the end-user should also consider the additional cost of construction. Apartments give good returns in short and long term depending on the area and they have no extra cost. Under construction properties are good if you are looking for investment or are hoping to move in after few years. Benefit of ready to move in property is that either you can move in quickly or you can give it on rent and sell it after some years.
