Invest in a 3BHK Apartment in Avinashi Road- Puliyakulam
Q: Hey guys need some help! I’m stuck between two projects Cyprus Oaks and Indraprastha, can’t figure out which one is a better property to invest in for a 3bhk. Please tell me what you think of both and which one do you think is better.
Buddy, comparing like this will only confuse you more. I’ll tell you what you should do. Take a piece of paper and list down what you think are the pros and cons of both the properties, builder, neighborhood, price, etc.Both these properties are in different neighborhoods. Not very from each other, but you get the point, the property trends will definitely be different. According to me go for Avinashi Road. It’s a more chill area to live in. Peaceful, yet everything closely available in the same area, nice connectivity and all, so you’ll have good rent benefits.
I think only price wise comparison won’t help you decide anything. The possession date for Cyprus Oaks in in January 2015 and for Indraprastha is end of 2014, which is well pretty much the same again. One thing that can help a little bit is, ask yourself if you want to stay in a huge gated community with more than 400 houses, or a small one with less than 100 houses. Cyprus Oaks is huge, lot of interaction with people once it fills up, Indraprastha is relatively a smaller society and 3-4 lesser amenities than Cyprus Oaks.
Umm, comparing like this without info about your requirement is difficult man, but i’ll make an attempt. So at Cyprus Oak a 3 Bhk of 1774-1800 sqft will cost you around 1.13 crore, and at Indraprastha a 3 BHK of 1858-2714 sqft, you’ll get for 1 - 1.5 crore. So, strictly area wise Indraprastha is better, because lesser money, bigger apartment area. Indraprastha is selling only for Rs.5,500 per sqft and Cyprus oak for 6,300. I think that’s because it is not exactly in Avinashi road, but in Puliyakulum. It’s pretty close by, just few kms distance. But, avg per sqft rate is little higher in Puliyakulam, I think.
