Q: Hey I remember the last few years were very slow for Coimbatore's real estate market. What is the scene now? Heard there were going to be some changes implemented with respect to property in Coimbatore/ Can anyone tell me what these are and how 2014 is going to be a better year for Coimbatore real estate wise?
Honestly, there are mixed reviews about real estate market in Coimbatore. Most of the commercial spaces were taken up by banks, insurance companies, and IT and ITES companies. But now it is an occupier market.
It actually depends on how the economy revives itself. Localities like Kalapatti and Saravanampatti will definitely flourish because maximum number of affordable houses are here.
Last year, many investors from Coimbatore had to invest in places like Chennai and Bangalore because the property market in Coimatore was horrible. But now I see that it is slowly picking up and Coimbatore has lot of potential.
The next step for Coimbatore is for big time commercial companies to set up shop here. If big IT companies like TCS and Infosys come, then Coimbatore market will improve manifold.
Coimbatore is known to have very bad electricity supply in the past. But now the power situation is also improving. People will migrate here for work and demand for residential property will go up. But I don't think demand for rentals will increase too much.
2014 will definitely be better than 2013. Investors will no longer want to keep waiting for invest. because last time their plans went downhill. Everybody is eager to get property inCoimbatore because it is very affordable. And given time, property values will appreciate.

yes even for completed residential projects, nobody was interested to buy. But in 2014 even i heard there's a revival in the real estate sector. New projects are coming up. More people are moving this side. also many industrial companies are expecting the market to pick by the end of this year.
