I am planning to book A5 wings of Rohan Abhilasha, Wagholi, Pune.They quoted me Rs.3700/sq-ft.
Q: Can someone tell is this rate in Rohan Abhilasha is good or bad for this project? I am hoping for the launch they will increase the rates by at least 5%.
What the builder promises, and what they plan to deliver. Never expected this from a reputed builder like Rohan Builders India. The buyers of flats in Rohan Abhilasha have been informed that the exteriors of the project will not be painted as they are trying to create a unique landmark by calling it as - Form Finish. The buyers of the project feel cheated as this is just another way for the builder to save on the paint cost. They call the exteriors of these buildings which are still under construction as completed. Before buying a flat at Rohan Abhilasha, please confirm with the builder on painting of the exterior walls. Are the consumers foolish. Does any builder give possession to buyers without exterior paint.
Hi friend!!! Rohan Abhilasha, WAgholi, Pune is offering 4050/sq-ft. for 2BHK now. It seems that project is getting good appreciation in 18 months. 1.5 yrs. back it was Rs.3700/sq-ft.

Good evening Keshav, Actually i am also not sure about the builders commitment. AS most of the property portals have mentioned the possession date as on MArch 2017, March,2018 and June 2017. But only god knows when they will deliver it to the owners. But I recently heard that the builder is using some new technology and is able to do the slabs very fast.
I think you should invest in Rohan Abhilasha .. Yes , I know it is a bit inside . But if we see how fast Pune is growing , it will hardly take 1-2 years for the development in this area. I have my own bunglow near this area , but i really feel it is a great investment . Rohan Group is very well know & I am pretty sure they must have some facilities which will accomodate your basic needs. ( There is for sure some water problem in Waghli area ). But if you know , Lohgaon is getting in Corporation so there will be water pipelines in few upcoming years in Lohgaon area. Rohan Abhilasha is almost on the border of Lohgaon & Wagholi. I would suggest you to go for it.

Basically, it depends upon your choice, what type of property you are looking for. If you want to go for a property which is bit away from traffic and has less pollution in air, then one should go for Rohan Abhilasha. Prices also depend upon the status of builders. Rohan builder has good reputation and status, so they will steeply increase prices. Their prelaunch prices were very good as far as i know. Somebody mentioned in this thread that airport is 15 km from here then it is wrong info. Pune railway station is. Via lohagaon airport is hardly 5-6 km and via nagar road 10 max i think. I have done pretty much research for wagholi projects. There are lot of good projects beyond kesnand phata but one has to cross busy traffic condition of wagholi market to reach there, I would prefer for projects near wagheshwar temple. If you want to go to city you can use lohagaon and yerewada road. Also viman nagar kharadi are in vicinity, so I would suggest Abhilasha is a good project.
Hello Vatsa, I am still open to Rohan builders & Developers and their projects. He is in the market since last 20 years. And most of their completed project are in good shape, what I can see. So you may be right at your point for that particular project. But if I look from your eyes, then no builders are exception. If you are going to invest or buying property at least you have to choose one of the builders.

the property is way inside from the main road. it was surprising to know that with such kind of reputation he did not have even a brochure to present nor a sample flat to show. further he has already appreciated the rates which means he has eaten up the profit which the end customer could make it in next 3 years. think 100 times before you buy such project. further please examine and heed at all the legal documents, often fine prints makes a lot of difference. good luck.
Hi, I appreciate your thoughts. It is really becomes very necessary to check all the legal papers, govt. approvals, water and electricity before buying any property at any part of India. Better take the advice of a legal expert. Should never go on brand name. All that glitter is not gold.
When its not a million Dollar investment, one should not fantasise about future deliverables but suggested to look at current promise and delivery ratios. People always get fool because of the past of any brand so I am in agreement that all the legalities should have been checked for complete satisfaction of the buyer before booking and either party should not take any one granted and especially builders should also demonstrate Respect towards valid demand by its prospective clients.
Well Nitesh, The Pune International Airport is just 15 kilometres from the locality. Wagholi Gaon, Wagheshwar Mandir and Ubale Nagar are some of the bus stops located nearby. The Pune Central Railway Station is 15 Kilometres from the location of Rohan Abhilasha. All the daily basic necessities such as schools, hospitals, markets/malls, colleges and banks are nearby.
The current residential property rate in the localities is between Rs. 3600-6000/sq-ft. depending on the localities and the amenities provided by the developer in the projects.
One last question???? When is the expected date of possession and which all banks are funding this project? Which local body has approved this project?

Yes, the booking is open for A (wing-A4/A5/A6) from 2nd to 8th floor. Rs. 100/sq-ft. will increase according to floor rise.
Hi Suraj, As far as reputation of the builder is concerned, Rohan builders has a very solid reputation, though even I have heard about certain issues with their recent projects. That being said, if you really like to get a flat, then there are quite a few projects in wagholi area that are probably near posession. You might have to pay a bit , more, but it is less risky. Also, the market is kind of in a slump right now, so you might actually get a really good deal.
Well Nitesh, At present Rohan Abhilasha, dont have a concrete plan only the location of A-wing is decided. I tried to negotiate on rates but did not work out. I also asked to show the legal documentation, but they told that the property has all the legal approvals and they will provide documents during registration.
Hi, one should check all the legal documents before booking.. However, I'm little bit optimistic, they built Rohan Mithila just adjacent to the Airport, and so far none of their projects have any legal issues. I believe it should also not have any such issues..
Hi Aarti, I don't think that area is even good for investors or for end users. for both, it will take many many years to actually get some money back. You don't get buyer for your flat also don't get tenants in this area. Also because of water problem you have high monthly maintenance.
Hi Aarati, I am in agreement with checking legal document and one MUST, here I find your optimism as a Bravery. Only Promoters and their Lawyers know the truth and no one can vouch for anyone in the business. You never know, as many irregularities (which they always say will be taken care of before possession) which are know to many people but don't reach to the actual buyer as these news are not public. If they fail to regularise it then just think who will be the biggest looser? Think when some is getting married and guy says though he is not earning now but he will get a job soon after the marriage! Just check if any site of builder is slow moving or pending for a longer period and you would guess the ghost without need of hearing any suitable stories from anyone else. If builder is not respecting your request for legal papers then there's 100% chance to suspect him, as if they did not had anything to hide they will love to be transparent.
Hi, They can even increase rate by 50% not by just 5%. But at the end you need to check even if current rate is worth buying there. I just saw its location from their web site, its way inside from main Nagar Road, not sure many years it will take to get basic amenities like water, road and MSEB meter.
