Regarding Completion Certificate

Q: I had booked a 3BHK flat in Eden Serenity (near Nayabad Mini Bus Stand) in 2011. The construction was completed sometime in 2012. However, the Builder hasn't received the Completion certificate of the project yet and they don't have an expected time-frame for it too. Can anyone tell me why is there so much of delay in Getting the CC? I believe I can't go for mutation until the CC is obtained.

One more thing i want to highlights that Completion certificate is an important legal document, and it is not as simple as submitting some applications and getting it done. The owner is asking for full payment only, and is quite clear that banks won't give loans. Always consider your exit points before venturing in any deals. Suppose the area rates rise 100% in next few years, your property will appreciate too, but again you will have to search for buyer with full cash. This cycle will continue.

Hi all,
you should always buy a flat after building has got OC and BC. If builder does not get OC you can move consuer forum for necessary reliefs. If the builder has not received OC then he can't allow buyers to stay in that building in first place. But this is rarely followed. He will charge for high maintenance as he will give rise to costs for various activities.

The Builder receives this Completion Certificate from the Municipal Authorities which ensures that the developer has constructed the building as per approved plan.
