I am about to buy a 2BHK flat in Modern Heights, Ghaziabad. Is the project approved?
Q: I am about to buy a 2BHK flat in Modern Heights, Ghaziabad. It is situated inside Modern Railway City on NH-91. The flat rates are cheap here and in my budget. But what approvals it has? Is it safe to invest there? I will not be staying there but will put that on rent. It is for investment purpose only. Please advise.
I visited this property yesterday and was convinced but the problem is that this is not GDA approved. It's jila panchayat approved since it lies outside GDA ranges. So bank loans will be a problem so I am thinking to reconsider and go to a builder in Raj Nagar Extension. Can anybody guide me about Raj Nagar extension? I am getting a 980 sq ft 2 BHK flat in 28.66 lacs.
In my point of view, both sectors are good. Raj nagar extension is a better haunting place for middle class home buyers. The locality has the all the basic social and physical infrastructure in place. There are several schools such as GD Goenka Public School, Delhi Public School, Saraswati Vidya Mandir, Green Field Public School & GPS Public School etc.
Hi Animesh, As per my knowledge, The proposed Rapid Rail Transit System RRTS between New Delhi and Meerut will have stations at Mohan Nagar, a few km away from the locality. Further, the GDA has approved an elevated road from UP Gate to Raj Nagar Extension.
Hi All, In my point of view, The locality mainly consists of mid-rise apartments. Connectivity is the locality USP. The Vaishali Delhi Metro Station is at a distance of just 5-km and there are plenty of intercity buses from the ISBT located just 3-km away. Plans for the Metro line at Arthala, which would be situated at a distance of just 2-km from Raj Nagar Extension, would be another boost to the locality connectivity.
As per my knowledge, the location offers an ideal and serene setting for a pollution-free living in a well-planned place with excellent connectivity. Connectivity is improved, main hurdle at Hindon bridge is now also removed so quick connectivity will be ensured in coming one year time hopefully. Also Night Safari and Amusement park or water park proposed on Hindon River Bank which is 0 km from Raj Nagar Extension.
Hi, Raj Nagar extension is in booming stage. Many investors are investing here. Many remarkable constructions are happening. People choosing this sector because of better connectivity & easy available of basic needs. Rental is good ,capital appreciation is also good.
@Animesh, In my point of view, this sector is well developed, many constructions are also going on. Purposed metro is nearby , nearest Bus station is Raj Nagar Bus stop & nearest Railway station is Ghaziabad Railway Station. From connectivity point of view there is no issue. Ghaziabad Development Authority (GDA) & Uttar Pradesh State Electricity Board (UPSEB) are taking care of water & electricity to this sector.
As per my knowledge, Aarvanss Modern Heights is one of the popular residential project in Lal Kuan, Ghaziabad. It is located just off the main road of Modern Railway City. This is a posh location in Ghaziabad which has basic amenities like school, hospital, college & banks nearby. It is one of kind residential apartment, low rise independent flats. This project offers 2 BHK , area ranging from 825 sq-ft to 960 sq-ft.
It is a good deal for investment. Builder quoted price is around 1800/sq-ft. Expected possession of this project December 2017. This is a gated community colony which spreads over 150 Acres, having five blocks & 24 floors. This is a prime location with good residential environment & rental income will be good.

As per my knowledge , this project has approval from Ghaziabad development authority . In this location every basic things are nearby. It is a fully developed area where rate of investment is very good. This sector is well maintained by Ghaziabad Development Authority (GDA) & Uttar Pradesh State Electricity Board (UPSEB).
In my point of view, this sector is very good for investors. If you last year ,this sector had average residential price 1950/sq-ft . And it showed significant improvement in mid of 2013 . After many glitches current price of this sector touched around 2700/sq-ft.

City transport like bus & trains are providing better connectivity to this sector.Monthly 2 BHK rental in this sector is around 6500/- . Definitely it will show improvement in upcoming days. Definitely it is a good deal for investors.
