Progress of the Bangalore-Mysore Infrastructure Corridor project
Q: Hello there, wasn't the NICE project's work started long ago? What is the status of the work now? How is this project affecting the real estate of the area?
Ya ya.. this development project will open huge opportunities for both the skilled and unskilled labourers. I suppose that apart from the affected families, all other local population is going to benefit from the BMIC project. The project is actually aimed at helping the people of the region with basic infrastructure facilities as well as other modern amenities.
I think the farmers are also not getting the compensation at the fair market value. This is really a sad situation that the farmers have to give up their land at throw away prices. They cant really enjoy the real estate gains that these places are going to make after a few years. it appears that the entire project is being subsidized by a land for infrastructure scheme.
Hey, i think that the Resettlement and Rehabilitation measures will be something to expect for the farmers. But, actually, in all other terms the project is a catalyst for growth, community development, increased job opportunities, services, as well as improved housing opportunities.
the land acquisition plan of the government for this project is very supportive i think. The govt will provide the govt. lands for just rupees 10 per acre of land for 40 years to the NICE. But, you can also call it a questionable trade off. because the total cost of land acquisition is 450 crore rupees. But the gain for the govt is just rs 18 lakhs, that too in exchange for over 4600 acres of land.
Hey, the main positive thing that i see about this project is this: the existing state highways, that is, the SH17 and SH86 have around an average of 140 kilometers distance. in addition to this, these highways are not necessarily built to accommodate the growing traffic every year. While the expressway not only reduces the distance to 111 kilometers, it also has a 4 to 6 lanes roads. This will help in coping with the growing traffic.
yeah..i agree with you. The land acquisition as well as the meagre compensation is a major worry for the affected farmers in the area. The farmers are raising their concern that why this development is going on only in their highly fertile agricultural land. If it is possible to divert a little from these agricultural places, there are dry lands beyond this.
this huge project is also affecting the local residents of these places. I think around 1500 farming families are likely to be dislocated because of the project. There will also be a huge number of other people who will also be affected by this project.
Do you know the cost of this project??? it is calculated to be around 200 crore indian rupees. That is why the NICE will be collecting toll and maintaining even after the project is completed. and not only that, the project has also been allowed a 10 years tax holiday also.
but, i don't think that this township project would be helpful in decongesting the cities. I think that the people who move away from these cities to these townships will be replaced by others. Though I believe that these townships will develop as major centres after some years, i am no so sure whether these townships will create that much demand in the investors.
These townships that will be situated along the expressway will accommodate around 50000 people. This means that there is a hidden agenda to decongest both these major cities of mysore and bangalore. The townships are like a magnet that will attract more people out of these cities. More than that, these wastlands will now have great value when investors will gradually start coming up near the expressway.
i came to know that the proposed 7 township were planned like this: they included a corporate centre, commercial centre, industrial centre, farming and marketing centre, agricultural centre, as well as an eco tourism centre. The eco tourism centre also included a professional standard 18 hole golf course!!
now, what the situation is that there are lots of roadblocks to this project. There were controversies and all regarding the allotment of land for this project. I think the allegations are like this: The chairman of the NICE allotted more land for this project. There were issues of land acquisition for this project. This made a political twist due to the parties taking up this issue.
Actually, if you talk about the real estate development of this area, then the township plans are unavoidable in this. I think they initially itself proposed for seven townships in between the mysore and bangalore. Actually the intention was to subsidise the expressway cost.
hey, there is some correction there..this was the initial plan. But this plan was dropped and instead the authorities have reduced the number of townships to five. This move was actually taken to ensure the economic viability of the project.
Yeah..and they had planned to collect toll from the vehicles for 30 to 40 years after the work is completed and also offered to maintain this expressway. Apart from just this expressway, i happened to hear that there is going to be a huge real estate development in this area.
the bangalore-mysore infrastructure corridor (BMIC) was actually proposed by the Nandi Infrastructure Corridor Enterprises almost a decade ago. I know that the primary goal of this project was to build a 6 lane express highway between bangalore and mysore. The expressway will bring about huge development in the area. I think the length of the expressway is almost 111 kilometers.
hey, to be precise, the idea of this Bangalore-Mysore Infrastructure Corridor (BMIC) took birth when the karnataka govt. expressed their wish to create an expressway that connects bangalore to mysore. This was in the 1980. so, you are right, the discussions about the project started a long while ago.
