Hi,
I have booked a 1 BHK flat in Phase -2 but still there is no work going on...I have visited the site from jan 2015 but till now same situation is there...can u tell me expected date of possession . also tell me all papers are clear for this project or not??

Hi,
Until regulations are put in place, buyers will have to rely on their rights laid out in their booking agreements. Hope, this time we will get the best regulation bill which will help the poor buyers.

Refunds can be claimed if a project is delayed beyond the period stipulated in the agreement. One can file a case in the consumer disputes redressal commissions at the district, state and national levels.

If i go for it can i get the required approval? Which all banks are funding this project?

Tirupati Balaji Arcade is a Township project and it comes under CIDCO. They have submitted the paper and waiting for the CIDCO approval. Once they will get the required approval, construction work will start.

Almost all the nationalize and private banks are funding this project, one can get 80% of the property value as a home loan.

Hi folks,
I want to share some current updates on this project as i have booked a flat in it. Tirupati Balaji Arcade by Tirupati Balaji Builcon Pvt. Ltd.strategically located at Usarli Khurd, Vichumbe, New Panvel. It offers 1RK+1/2BHK residential flats. 1RK from 350-400 sq-ft., 1BHK from 500-750 sq-ft. and 2BHK from 655-1000 sq-ft. Its current price quoted by the developer is Rs. 4000/sq-ft. but negotiable and you can get a good deal on it up-to 3700/sq-ft.

There will be 3000+ flats under G+4 storey apartment. It has 15 towers and Phase-4 has 7 buildings, Phase-3 will have 22 buildings, Phase-2 will have 30 buildings and Phase-1 named Balaji Govind Dham will have 16 buildings and its possession will be December,2017. Phase-3 and 2 has been sold out. They are giving possession of Balaji Kashish Park in December,2016.

If you really want to buy flats in Tirupati Balaji Arcade, New Panvel, Navi Mumbai, better visit the site or developers office for document verification. You will get all the necessary approvals from local municipal corporation. Don't go on feed back. Information which you collect may be wrong.

Hello Vinay,
All the leading banks and financial institutions have approved this project for home loan.

As far as project connectivity is concerned it is 4 mins drive from New Pnvel Station, Navi Mumbai, 15 mins Walking from Railway Station, 2 Km from D Mart shopping mall, International Schools, Hospitals, Mumbai Pune Highway 2km, approx. 20 mins drive from Proposed International Airport etc. The Mumbai-Pune Expressway, Sion-Panvel Expressway, NH-4B and NH-17 start from here, while the NH-4 passes through. Roads of New Panvel are maintained by CIDCO while those in old Panvel by PMC.

Balaji Arcade, located at New Panvel, Mumbai Navi, is one of the residential developments by Tirupati Balaji Group. It offers skillfully designed 1/2BHK apartments. 1BHK from 476-594 sq-ft and 2 BHK from 717 sq-ft. - 890 sq-ft. It's current price is Rs. 4000/sq-ft. It is a G+4 storey apartment. The approximate cost of 1 BHK will be Rs. 19 lacs to 23.76 lacs and 2 BHK will be Rs. 28.68 lacs to 35.60 lacs all exclusive.

Hi Arup,
Some of their ongoing projects are Swarna Kalash, Balaji Kalash, Pushp Kalash and Balaji Residency in and around Mumbai. All the projects are completing in 2015 end or 2016 first quarter.

I had a word with their sales person regarding the project information and he told me that the date of possession of Balaji Arcade will be February'2017.
