Registration in Sahakar nagar, Bangalore

Q: I was planning to buy an apartment in Sahakara nagar, Bangalore but found that the property could not be registered. Apparently, BDA has a case against the Sahakarnagar layout and they have stopped registration, sanctioning plan and building apartments. I personally went and met the sub-registrar in Kodigehally and he told that nobody could register properties in Sahakarnagar. I tried to get the circular from BDA and they have asked me to file a RTI. I have filed an RTI and awaiting their reply. The builder says that he could register the property from some other subregistrar office by bribing them. As a first time home buyer I am nervous to book though the property is decent and closer to my and my wife's workplace. My question to the forum is

1. Has anyone registered property recently in Sahakarnagar in the last 2-3 months or so ?
2. What are the documents I should ask the builder before applying for the bank loan ?
3. Is there any active group on the internet for bangalore real estate ?

Thanks in advance. Any help in this regard is appreciated.

Has anyone recently registered a property at Sahakara Nagar recently (2016) ? If not, what is the current status and when do they plan to restart registrations. My specific situation - my father owned a plot and he recently passed away and has mentioned us in Will. So can we do Will based transfer of plot into our names ? Thanks to all.

Hi Friends ,

Please note that now that court judegement has been out on sahkarnager properties can be registred and i hope this may start in short while , while i have learnt from builder that court order is out and judegement copy has to reach the BBMP office . to start giving permissions .

I got a site in Sahakar Nagar 'A' Block in Jan 2015 and they registered the property in Malleswaram Sub Registrar's office. The process was seamless and we got the sale deed to our name. However, they are unable to transfer the Khata to my name. The khata is still in the name of the previous owner. I also easily got the loan from Axis Bank. There will not be any issue with the registration but you have to wait for the khata transfer until the issue with BDA is settled down. Secondly, since i bought a site to build our home, we have to get the plan approval to go forward with the construction. But several people have bribed and got the approval and started construction. All in all, i think its just another gimmick of the government agencies to make some extra bucks.....

As far as I know Sahakar Nagar is the best locality and calm residential area for long term stay, recently the area has got Kaveri Water connection. Metro station which is coming up in Yeshwanthpur is just 10 kms , the area is well assessible to all part of the city as well as International airport. Sahakar Nagar comes under the Bruhat Bengaluru Mahanagara Palike (BBMP) limit. Sahakarnagar has good access to Outer Ring Road, Bellary road, Airport and City Centre. Once Phase II and III of the Bangalore Metro is completed this area will be highly desirable.

List of documents required required for buying property or apply home loan are as follows: sale deed/ title deed/Mother deed/ Conveyance deed, RTC extracts, Khata Certificate or extract, Mutation Register, joint development agreement, general power of attorney, completion certificate, occupancy certificate etc.
