Hi All, This is Tushar again. Recently I got a call from Mohan Groups. They have resolved all my quires regarding delayed OC. Now OC is on the way . Just a matter a 3 months from now I guess. Although I am getting late possession but must say that Mohan Group Construction quality is excellent. They have provided amenities like swimming pool, library, club house ,gym and party area, tennis court. small play area for kids, which are very good. All are very good. I am fully satisfied with the quality of work. Although late but it's worth. Also as far as the legal documentation is concern,it's all clear and good from Mohan Greenwoods.
Hii I am also one owner in same property..Last 2 yrs , only they giving hopes ..like OC os coming ...its not truth..reality may be worst ..they are hiding something from us... Do not trust on their words ..difficult to believe on them...Only loss to invest in it ... --sudhakar D

Hi Tushar, Glad to know that you got your flat possession. Is there any resale flats in 2BHK is available for sale? If yes, then what will be the cost all including?
HI Dayananda, Apart from that if you have no Occupancy Certificate means that the building has not been given all the mandatory infrastructure/ clearances that make the building inhabitable. The law states that it is illegal for a building without OC to be occupied. There are several reasons for this, including: 1) The building is not as per the sanctioned plan, has illegal unsanctioned floors/ walls/ extensions, 2) The building is not safe to inhabit because of quality of construction, safety of stairs/ lifts, electrical safety, fire safety, airline safety, etc., 3) The building is not capable of fulfilling its mandatory role in managing its waste, sewage, water etc.
Right Dayananda, You have seen the residents of Worli's Campa Cola Compound may have got a relief from the Supreme Court till date but if buyers are not careful about legal procedures and approvals, they may suffer the same destiny as these residents. So the only way to avoid the horrors of living in an illegal structure is to do a through due hard work before finalising your property deal when you buy a ready to move in property or a property through the secondary market.
