Q: I'm seriously planning to book flat in JP Decks. 1) Which view flat is best ? Dindoshi Mountain (South East) or Aarey (South West) or North Mumbai (North West) or National Park (North East) ? 2) How's that area (Dindoshi High Court) in terms of Local Amenities, Locality etc 3) How's Builder reputation in terms of delivering project on time, quality of project is same as promised in brochures etc 4) What's best price per sq ft for this project go for ? 5) Builder promised Dec 2016 delivery, is it possible? or will be delayed further ? 6) This project seems to be running since 2011, so is that an issue ?
Hi everybody, I live near the site. Construction has reached around 25 floors (10 parking / utility + 15 livable). I think it is over 40 floors so you should easily expect 2 years more.
Not sure whether it is worth it. It is an SRA and is surrounded by slums on one side. Seems rather expensive. But has really good decks.
Hi Kishore, Is government taking any action to remove the slums? As you know the locality is very near to all the basic amenities and people are rushing towards this locality for housing. I never visit the developers and inquired about this project but as i read few bad review against the developer. If i see the price, each and every locality of Mumbai is expensive. What is your opinion about the developer?
I have booked a Flat with JP Deck. Current Status : 25 / 34 Habitat-able (Liveable) floors completed. The Builder is sound and renowned and have been working in this field for the last decade or more. Yes , I agree , the project is being delayed by atleast 3-5 months. Posession date is Dec 2016, which may get delayed by max 6 months.
For the people who are posing threat to their privacy due to SRA, shall take into consideration that the SRA is almost at Road level, where as the project is raised quite a lot. Further to take it forward, parking and podium included makes the 8 Floor as the first habitable Floor . SRA is 20 Floor , so by max, by 8th Habitable floor the SRA would be over, and above that , it is total Bliss.
I have booked Aarey facing , due to view and Vastu, but if you dont mind too much, better take Sanjay gandhi view, and save Rs 500 psf
Hi Ketal, I don't have much idea about the locality but as per the articles and the Google map search, i found out some information like Goregaon is one of the popular zones in the eastern suburbs of Mumbai. It is a new and profound Business District Centre with many MNCs shifting bases here after saturation of Nariman Point and the Bandra Kurla Complex. It enjoys excellent network of the East-West flyover that connects S.V. Road to the Western Express Highway. The proposed Metro Rail (Bandra - Charkop sector) and the New Oshiwara Suburban Railway Station would further enhance the connectivity.
Hi Chirag, There are 100's sailing in the same boat. Raju Sulire is a fraud. He has double registered same flat to 2-3 people. Goverment's igr website shows that data. -Saishav.
I am 100% sure and i can prove. I had booked a flat with Mandar Housing Prv. Ltd. Raju Sulire (Dir) on dated 09/18/2011 after a year stated that it is Illegal land. also many peoples are in the same way as I have. Now back to the money he is threatening to kill. They all partners have fought each and every partner is trying to collect the money and run. so clients are at issue. And Raju sulire is transfering money in bangalore on his relative"s name. go to just dial you will find company is closed down.

Hello Devika, JP Deck by JP Infra Pvt Ltd. is a BMC approved project and almost all the banks such as HDFC, SBI, Indiabulls and ICICI have approved it for home loan.
Seeing the construction status and the developer's commitment, the date of possession will be one and half years from now i.e. December'2016.

It offers 2/3/4/5 BHK premium apartment. 2BHK in 1290 sq-ft., 3BHK in 2120 sq-ft., 4BHK in 2580 sq-ft and 4BHK in 4240 sq-ft. It's current price will be Rs. 14000/sq-ft.
As per the developer few flats are still available for sale. If you bought a 3BHK flats you will get the both North (Highway view) and South (Aarey Colony view). if you talk about construction status of this project, it is completed up to 28th floors (of 34th floors). It has parking other amenities up to 10 th floor. They will soon start the finishing work.
Yes, they are charging Rs. 75/sq-ft for floor rise and the booking amount will be 10 lacs as the 70% of the work has been completed.

All partner are trying to collect the money and run. They have 200 rs. or 300 rs. bank balance so clients are at issue.
