Hi am planing to book a 2BHK flat in Mana Candela 2. They are charging too much on VAT and service tax. As per govt rule VAT is only 5% of the total cost and service tax is 14% of ( 25% of total material cost). If anyone have booked earlier. Please let me know how much VAT and service tax you have paid.
Hi Atanu, Why to take risk??? Wait till they receive all the necessary approvals from banks and legal authorities. Otherwise it will be you who will be suffering.
@ Adil laskar, They[ builder] have given land documents to SBI for verification. once documents are verified SBI will approve this project like they did for phase 1. Looks like they are going to get approval versy soon as they have already stared apartment constriction [ as per builder website pics]

Currently the rate per sqft going on is Rs 3450. As far as I know the project offers amenities such as Swimming Pool with Kids pool, Children play area, Courtyard, Landscape gardens, Gymnasium, Clubhouse, Badminton Court and Cricket Practice Net
That strange because when I inquired about the project on 1st of December the sales representative told me that the project has got approval from BDA and the above said banks. From where did you get to know that they are yet to get the approval.
Nop, they have not yet got the approval copy. i am also waiting for BDA approval so that i can go ahead with the deal. Please contact Mana builder sales head directly and don't truest other sales guys.

Documents required for registration of E Khata are as follows: 1) Duly-filled application in the format prescribed by BBMP
2) Attested copy of the registered title deed
3) Copy of previous property tax payments
4) Certificate of possession
5) Sketch showing the location and measurement of property
6) Affidavit regarding blood relationship
7) Affidavit of inheritance/succession/gift
8) NOC from BDA for amalgamation or bifurcation
You need to scan all the above said documents and submit on BBMP website. After receiving the documents, BBMP takes approximately 30 days to issue e-Khata to the applicants.
