Q: i have purchased a plot in Sizzle properties castle layout in Budigere cross.
My registration was done on September 2014 and At the time of registration sizzle people told me that i will get E Khata in 2 months. But till now i didnt got Khata.
And now they are telling i will get Manual Khata only as government has stopped issuing E Khata for Panchayat sites whose registration was done after august 2013
Can anybody suggest me if is there any way to get E Khata for my plot or is it ok if i get Manula Khata.
Village panchayat limit--If it is a D.C converted layout and the conversion and registrations of plot is done before June, 2013 . Then you will get E-katha, since RPDR passed an rule with exemption that plots registered before june 2013, for those E-Katha can be issued . After June 2013 what ever the D.C converted layout were formed does not get E-Katha , secondly this property will be treated as B katha property once under BBMP. All the E-Katha property will be treated as A Katha property.
Many developers are cheating people stating that they provide E-Katha for D.C converted land. All they have is E katha for entire land, which cannot be converted into individual E-Katha. There are many youtube expert who donot understand difference between 11B and B Katha. Form 11 B is issued for D.C conversion. Usually for D.C converted E katha property you will get form 11B., which meaning it is converted from agricultural to non agricultural. B katha usually term used in BBMP where all the reveunue sites which are not converted are called, which does not have conversion done.
The area which you have mentioned is coming under Gram Panchayth, if your layout is approved by the concerned authority, you can apply and get the E - Katha from Gram Panchayath today also, there is no such stoppage from govt by issuing the E Katha in Gram Panchayath areas.
Documents required for registration of E Khata are as follows: 1) Duly-filled application in the format prescribed by BBMP 2) Attested copy of the registered title deed 3) Copy of previous property tax payments 4) Certificate of possession 5) Sketch showing the location and measurement of property 6) Affidavit regarding blood relationship 7) Affidavit of inheritance/succession/gift 8) NOC from BDA for amalgamation or bifurcation
You need to scan all the above said documents and submit on BBMP website. After receiving the documents, BBMP takes approximately 30 days to issue e-Khata to the applicants.
Hi Balaga, Ask the builder whether the manual Khata that will be given to you is A Khata or not. If it A Khata then you need not have worry as A Khata and E Khata is the same.
