Which one is better to purchase between Salarpuria Greenage (Bomanhalli) & Purva Fountainsqaure (Marathahalli)

Q: I want to purchase a 3 BHK flat in Bangalore, which one is better between Salarpuria Greenage (Bomanhalli) & Purva Fountainsqaure (Marathahalli) ?
I am looking for getting return on investment after 3-4 years also would like to get good rental from it.

Can anyone suggest which of the two property is better considering the above factors.

Purva Fountain Square is a project by a branded builder. The project has got all the necessary approvals from banks and local Authority. It is a A khata property which is a plus point. You can fetch good appreciation from this project as the rental market is quite good in Marathahalli.

Salarpuria Greenage is a 21 acres residential project. Phase I offers 2 and 3 bhk apartments and Phase II offers 2,3 and 4 bhk apartments. Banks like HDFC, IDBI and Axis is offering home loan for this project. Two towers from Phase II is expected to get completed by end of 2014 and rest four blocks in Phase II will get completed by 2015. The project has been approved by BDA. Project looks good for investment purpose

Both the projects are good for investing and you will definitely expect good return within 3 to 4 years of time frame.
