Q: Hi , i am planning to buy a property in Sir MV Nagar ( near raghavendra circle) ,ramamurthy nagar , bangalore
I talked to few people in the area and it looks price/sft for a B khatha property is 4100. The property i am planning to buy have a A khatha and the seller is quoting 5600 rs/sft.
The documents looks good and my legal advisor has given a 'go ahead 'in legal point of view.
I am just worried about the big difference in price . Is this difference (5600-4100= 1500 rs/sft ) justifiable just because it has A khatha ?
Ramamurthy Nagar is one of the fastest growing localities in the eastern part of Bengaluru. Strategically located close to the ORR, Ramamurthy Nagar is surrounded by prime areas such as Kalyananagar, Horamavu, KR Puram, Kasturinagar, and Banaswadi.
Ramamurthy Nagar has a fast-growing residential market, and the prices are soaring every day. The market is largely concentrated on individual houses, but apartments are not far behind.
Price difference will be there. It is advisable to go for properties having A Khatha as in case of B Khatha you are not entailed to have building license, trade licence or loan from banks or any other financial transactions. B Khata is a temporary measure which will allow you to buy or sell a site, but you will face problems when you go for construction.
