Q:Hi All,This is for the Oceanus Tranquil project which is almost ready for registration this year. My question is about the maintenance charges that the builder is collecting in advance1) They ask for a high 3.5 per sq feet charges. Is this normal? They say that nowadays the maintenance charges is this much2) They also plan to collect GST for this maintenance. My understanding is that if the monthly amount is less than 7500 we dont need GST3)For the first year is not the responsibility of the builder to take care of the maintenance?

Q:Hi , i am planning to buy a property in Sir MV Nagar ( near raghavendra circle) ,ramamurthy nagar , bangaloreI talked to few people in the area and it looks price/sft for a B khatha property is 4100. The property i am planning to buy have a A khatha and the seller is quoting 5600 rs/sft. The documents looks good and my legal advisor has given a 'go ahead 'in legal point of view.I am just worried about the big difference in price . Is this difference (5600-4100= 1500 rs/sft ) justifiable just because it has A khatha ?
