Can I get my booking amount back for sun worth ph -ii

Q: I booked a 3bhk in Sunworth phase 2 in hurry due lucrative offers(fake ones) given to me.

1. I was told I am getting a Premium apartment in price of classic saving me about 1.5 lakhs. When I checked the brochure the unit assigned to me was a classic one. I contacted the sales person and he sent me a pic from his system showing it was a premium apartment. Which was not true. during the welcome call the customer care team clearly told that it was a classic apartment
2. I was told I have 15 days to cancel my booking if i decide not to go ahead. So I just booked the apartment in two days.
3. Processing of document will happen in 2 days within the booking days. Nothing happened till 4 days. After 4 days I told them I want to cancel due to personal reason. Distance from office, My frequent travel, distance from airport and schooling for my kid who will going to 1st standard in 2017 and all the good schools are 7-10 kms away.

Then they tried to woo me with different details talks with so called managers. They talk as if they are quite big people and they are doing favour to me by talking to me. for info I myself is a manager and have 25 engineers in my team.
At last when I was not convinced they put their final card. I will loose 1 lakh booking amount if I go ahead with cancelling. This was part of booking agreement which they never gave a copy and It was my mistake that I didn't read it.

I eve proposed them to keep the money as token for future project near my preferred locations. Which was denied saying there is no such scheme in Purvankara.

So my request be 200% sure while signing any agreement with Purvankara/provident and always take a copy of agreement. If I would have the copy I would have stopped the cheque payment through bank.

Sales person Manohar and Rajesh tell us will give you flat booking in old offer and ask us to book flat immediately with payment of 200,000 without checking any profile info.. they simply say you will get the loan . We have tie-up bank people will surely provide loan and finally they take cheque and pressurise is to put the amount and take it.. later when they realise loan will not get processed they not even pick out call to answer us .
They are big time cheaters .. giving false information to the customers and cheating our money.. I have lost 200,000 now they are saying not refundable.. pls anyone help me ..

Hi All, I understand your situation and fully agree with your opinion. Yes, I also realized that there is some issue with the customer service and with the whole project. I also fooled by their GOFS offer and booked the apartment online. It is now about to register but I am facing multiple issues like significant increase in the charges (10% of the whole price). On top of that, they are putting only 8.83 lakhs as the entire price of the apartment the whole purchase price is 40 lakhs. I do not think it is correct. Even it is correct, while we resale this flat, we will end up paying significant taxes on the profit which is based on 8.83 lakhs sale deed. I need legal advise on this kind of transaction. You are not the only one. There are many (including me) who have been fooled by Provident Sunworth folks of the booking amount. I also paid 1 lakh to them and when they couldn't provide me the necessary documents to prove legal ownership of the land, I decided to withdraw. They have still not returned my money. Now their customer service doesn't respond. Purvankara folks are big thugs and there is nothing called brand value for them. I think we all should get together and take this matter legally.

Yes. I was too biased by brand names not to block the cheque. My cheque was submitted to bank by purvankara immediately after I informed them for cancellation. My wife warned me to stop the cheque. The money is still with them. I am working a reputed organization and we are forced by company rules not to do unethical practices. If there's a liability incase of order cancellation it is clearly emphasized to customer upfront. Probably our business needs customer forever and in real estate only once.

Oh, that sounds disappointing! So did you pursue it further? Have they deducted 1 Lakh from your booking amount?
