HI visited the site yesterday as want to purchase an apartment in fresco...i had basic doubts... when will possesion be given for tower 17 and has tower 15-16 be given possession? have been told that unitech is not giving promised facilities like modular kitchen a/c etc and deducting some amount from final payment to be made? i am really doubtful about the construction quality and have heard that residents are chipping in money to take care of maintaninance???
You are right Karthik. I have invested in Unitech Fresco, Sector-50, Tower-15 in 2008 that was due to be completed in March 2010 and it has been 8 yrs. i am awaiting for my flat possession. I have been informed that possession will be in March 2015. We have been cheated by Unitech. After years of delay and constant follows up there is still no sign of possession. Month after month i am getting information that possession is further delayed. Only the God knows when is the project going to complete. If you have any further information plz. update us.
Even i am riding in the same boat Indranil. Had this flat been ready for possession on time, we could have earned rent on it, which could have gone towards the payment of EMI. We had a big loss of Rental Income as well from April 2010 till date, which is approximately Rs. 40000-45000/month, which we believe should be compensated by Unitech, due to delay in possession.
Yes, the last reply we got from them was that our flat will be ready for possession in September 2014. Each time we contacted Unitech we are given the standard reply that work is in progress, and possession has been further pushed to next quarter. Over the last 5 yrs. rent rates in Gurgaon have increased at at least 60-65%. Current rent rates in Gurgaon for a similar accommodation are approx. Rs. 32-35/ sq-ft versus the Rs 5/sq. feet that Unitech has committed to pay. In last 7-8 yrs. property registration cost, service tax and other regulatory payments to have also increased causing a bigger hole in our pockets.
Hi Vinit, I think you should visit the project site and see the quality of construction himself. Asking for quality of construction on any forum site will not provide you meaningful answer. As we all know that project is still under construction and people who have invested in this project are still waiting for their flat possession. This project is delayed by 7-8 yrs and people have to pay EMI for the loan with no tax benefit.
