Should i buy GaurSon 11th avenue @3600 or wait for one year for other nearby projects to complete. I

Q: I am planning to invest ~45 in Noida extention. please suggest should I pay a premium p[rice for Projects like Gaur city or Wait for another 6-8 months to other projects in near by are to complete. Once project in near by area are Completed ,prices for Ready to movein should come down ....

As far as project approval is concerned, GNIDA has approved this project and all require approvals are in place. HDFC, Axis, DHFL, ICICI Bank, PNB Housing Fin. etc. have approved it for housing loan.

Gaur City-2 11th Avenue has successfully developed 1910 apartments under this development. Current residential property rate in Sector-16C, Noida is Rs. 3530/sq-ft. So, if you are getting it @Rs.3500-3550/sq-ft. then it could be a good deal.

Gaur City-2 11th Avenue by Gaursons India Limited, located at sector-16C, Noida offering 2/3/4 BHK residential apartments. Its sizes are available from 890-1205 sq-ft. in 2BHK, 1385-1600 sq-ft. in 3BHK and from 1880-1900 sq-ft. in 4BHK. It's current price will be Rs.3750/sq-ft. A 2BHK will cost you Rs.33.37L - 45.18L onward, for 3BHK, it will be Rs.51.93L - 60L onward and for 4BHK, it will be Rs.70.50L - 71.25L onward. Stamp Duty and Registration charges extra. It is a ready-to-move project since January-2016 but still few flats are available from builder as well as in resale option.

I think 3600/sq-ft. in Gaur City-2, 11th Avenue, will be a good deal Shail. Try to negotiate Rs.100/sq-ft. more. Rs.3500-3550/sq-ft. can be good deal. Currently, they are offering Rs.3750/sq-ft.

Sector 16C, Noida Extension is a part of Greater Noida and comes under Gautam Budh Nagar. The locality is bordered by Noida on one side and Greater Noida on the other. It is an upcoming residential locality offering affordable homes with good connectivity. It is well-connected via bus and rail networks and offers smooth connectivity to Delhi, NCR, Agra, Meerut, Mathura and Aligarh. The area is connected to the NH 24 which further connects it to different parts of North India. Nizamuddin Railway Station is 23.6 kms via Noida - Expressway. City Centre Metro station is a 9-kms drive via Main Road. Indira Gandhi International Airport is located at a driving distance of 37.8 kms via Ring Road.
