Acme Ozone Basilia owners, any intimation for possession?

Q: I have purchased flat in Acme Ozone's Basilia building and its been more than 6 years to that. Since there last slab completion they are taking too much time for internal work. I am not sure if builder is committed towards delivering possession anytime soon as everytime we ask we get either unrealistic date for some months and then we get date of 6 months later. Anyone else facing similar problems?

Thane being the hottest place to invest has gained interest of multiple huge builders like Acme, Lodha, Hiranandani, Kalpataru & many more. I personally feel Acme Ozone is the best project in the area, because of its pricing, location, area, construction quality & on time possessions. Highly recommended.

Highly recommended property in this area. I was very confused when I first though of investing in GB road, because its full of builder. From local to big brands you will find everyone here with different prices. So my first preference in GB road were properties in Pokhran since its a posh area compared to other areas in GB road. I was confused between 2-3 properties out of which Acme Ozone was the best.

GB road is one of the best place to invest right now. There are many big builders in this area including Acme. One should consider visiting this site before investing in GB road.

Best place for investors & self use both. GB road prices will continue to rise for another 5 years which is a good news for investors. Acme recently gave possession of a tower at Ozone, so possession delivery is not a problem for this property. One can also book an apt here for self use.

Mr Joshi, do you work for Acme or are they paying you to write this? This is the worst project in Thane by any means. Basilia and Centilia are two buildings in their Phase 2, where people booked in 2010-11 and are yet to get possession. The date has shifter from Dec 2013 to Dec 2014 to Dec 2015 to June 2016 to Dec 2016 to Mar-June 2017 now. Which building did they hand over? They case the last slab in these two buildings in September 2014. minimal progress since then. As for investment and returns, The notional return for people who invested in this project is less 8% PA. Put money in MFs, you will get better returns. There are no buyers for this project. Hence, I have serious doubts on why you are putting such misleading comments!!

GB road is one of the hottest place to invest & Ozone is one of the best project in this locality. Price & lcoation Is excellent. Way better than other developers in the area.

Only if you get possession. They have notoriously delayed the project. People are waiting for more than three years. Their possession date is a moving milestone which keeps on shifting every six months. Buyers who booked in 2010 were promised possession by Dec 2013. Buyers who booked in 2011 were promised Dec2014. During registration this date moved to Dec 2015. Then to June 2016. Then to Dec 2016. Now to March to June 2017. They claim they are waiting for OC, whereas their development is not complete, not ins the building ready to occupy. They call themselves "Category A" builder, but you cant believe a word they say. There has been minimal appreciation in their project. A 3 BHK in Phase 1 of Acme Ozone sells for 1.5Cr, while in Dosti Imperia it sells for 2Cr+. Dosti Imperia and Rustomjee Urbania in Thane started after Acme Ozone Phase 2 started. Dosti has completed and handed over eight towers, Rustomjee has completed and handed over many more, but Acme has not given even One tower!!

There are 2, 2.5 & 3 BHK available in Ozone. Price starts from 1.09 Cr for a 2bhk apartments which is almost similar to other developers around. But Acme is a good brand & investment is safe with them.

Has Acme paid you to write such comment? Do you even know the facts? People booked flats in Basilia and Centilia way back in 2010-11. They were promised possession by December 2014. Since then it has only been a shifting milestone; Dec 2015 to June 2016 to Dec 2016 to June 2017. Do you know, the last slab in Basilia was cast in September 2014? Does it take more than 30 months to finish a building after casting the last slab? The builder just keeps on lying about the progress. They have been waiting to "receive OC anyday" since the last two months where as the buildings' development is not complete. THEY ARE A MOST UNRELIABLE AND UNETHICAL BUILDER IN THIS CITY.

Hi Basilia & Centilia will be delivered in 2017. Construction is almost done bro.
As per my research there's no legal issues in this project. Possession delay is quite common these days due to changing govt laws. No good builder likes to stop construction & wait especially the reputed ones.

I am not sure what is the REPUTATION that Acme has. They definitely act like roadside fly by night operators. They keep on lying about the project progress, don't answer your questions, threaten buyers with litigation if they question anything. I wouldn't advise anyone to touch this project with a barge pole!!

I am an AGGRIEVED BUYER in this project !!! Hence, I am only sharing real experience - no hearsay!!

Hi all,
Axme Ozone-2- The new towers are expected by Dec 2017. Two towers were already delivered at 2014. Just keep some more patience if you waited for long years. There is nothing in court cases. Even court procedure is too lengthy and you have to wait for long years to get judgement.

DONT BUY. YOUR MONEY WILL BE STUCK FOR EVER. THYE WILL PROMISE POSSESSION IN 4 YEARS AND THEN DELIVER IN POSSIBLY SEVEN OR EIGGT YEARS. THEY ARE ALSO A BUNCH OF CROOKS WHO WILL FIND WAYS TO EXTORT MORE MONEY FROM YOU EVEN AFTER REGISTRATION.

I am agree with you. There are lot's negative reviews against this developer. Hundreds of buyers of their multiple projects are still waiting for their flat possession but i don't why they are not giving possession after getting their hard earned money. Do they start their business in such mentality to loot the innocent buyers? I mean how they consider other's money their own. Now the real game has started, Mr. Modi will tight each and every builders with that nature. Now, they are buzy to hide their money but how long. There are lot's more such schemes are in Modi's mind. Run how long you can run. Each and every builders has to give their property details.

Yes, their time has come to an end. After 60 yrs we got a PM like that and we should proud of him. "Tit for Tat".
Most of their projects are hyped and delayed. Doesn't pay you interest on delayed possession. All the clauses in the agreement for their own benefit. I am not sure how banks are funding and supporting this project. They are making false promises to their buyers and investor and once you booked and paid your initial booking amount, the real headache will began. They won't pay attention to your mail or phone call.

We can't blame a builder every time our system is also equally responsible. Most of the projects are stucked due to govt. approvals.
Although Acme Group is a reputed builder in MMR. But as far as I know, this project is in stuck for several years and still construction work has not started. And it seems to me that this project has some legal issue. So, do all your due diligence before buying flat in it. Better, if you verify all the legal approvals by a legal expert. Thanks..

My brother purchased a property at Ozone at 2013 & 2014 we got the possession. Excellent location.

Was this in Ashwood or okwood? I was asking about the other side of road where construction is going on for 8 buildings namely Basilia, Centilia, Dendelia, Alpinia and 4 more which i dont remember names,

Basilia and centelia were due for possession last year which has still not started.
