Q: I am looking for ready to occupy a flat, but it is resale flat. Already two registrations over from builder, what documents need from latest owner, need any documents from previous owner and builder?

Q: I am planning to buy an apartment in pragathi nagar area, kukatpally. We have negotiated and settled for a price. But the problem is, the apartment technically comes under Nizampte gram panchayat. I have heard I will have to pay for BRS later. What would its cost. Also, what all papers should I ask from the builder and inspect?
Latest Answer: Since you are planning to buy an apartment that falls under gram panchayat zone, you have to be extra cautious as far the documentations are concerned. Also check with exact ownership or the tehsildar and do enquire from local residents about any disputes from the land. The building plan must be HUDA approved. . Plz crosscheck the following documents like Title deed, commencement certificate issued by Muncipal corporation. The builder should have Layout Regularisation Scheme which has to be obtained from HMDA. If the builder has not applied for the same, then the individuals have to apply in concerned zonal office of HMDA with required fees which can be paid through DD. You can approach the concerned zonal office and enquire about the BRS to be paid. Last but not the least, it is always better to consult a lawyer to be on the safer side.
