Latest Answer: Hi Raghu!!! As per Bhubaneswar Development Authority, no multi-storied building shall be allowed to be constructed: A) with approach road less than 18 m. width; B) on plot the size less than 2000 sq-m., and C. within 100 mtrs from the center of the National High way on either side.

Latest Answer: Stamp duty is payable on market value or agreement value whichever is higher. Stamp duty must be paid at the time of execution of the agreement. Penalty for late payment of the stamp duty is 2% per month on deficit stamp duty amount, subject to maximum two times of the deficit stamp duty amount. Registration fees is 1 % of the market value or agreement value whichever is higher. There is also VAT (Sales Tax) applicable at 1% of agreement.

Latest Answer: ST is payable only for under construction property for construction value and NOT for land value .Once UDS is registered , no ST is applicable

Q: In March we are suppose to get the possession of flats in 3rd phase. But the people in the 1st phase have not yet get the possession of their flats.. why it is taking so much time. without giving possession to even 1st phase they have launched the 4th phase.. it's already 2 years late. why construction work is so slow...

Latest Answer: Now it's May 2016. Still they have not given possesion to phase 2 or Phase 3. Not giving any response when you ask about possesion. already taken 95% of flat cost. As per the new real estate bill regulation, builder should give penalty for delay possesion. Anyone approaching consumer forum plz let me know... these builder shud be put behind the bar.
