Q: Till the construction of EWS quarters is not completed. What is the reason?
Latest Answer: According to the allottees, the assigned builder had problems in land conversion. The site was a completely residential area and to construct a commercial complex on it, it became a mandate for the builder to lay its hand on-change of land use, as per the Comprehensive Development Plan (CDP) 2015 of BDA. However, no strings were attached between the project and CDP.

Q: I heard that BDA is giving green signals for construction of buildings on lakebed. What they are going to tell about it?

Q: What is meant by denotification of land?
Latest Answer: As far as I know the land has been described as ‘muffet kaval’ which means it is government owned. But after denotification, the land ownership was transferred on two individuals.

Q: What is the status? Has the High Court taken any action against BDA for asking extra charges for civic amenities sites?

Latest Answer: These projects were Sobha Althea and Azalea, Sobha Adamus and Amethyst, Sobha Chrysanthemum, and Sobha Ruby and Ruby Platinum group housing projects and Sobha Lotus layout project of Sobha Developers Ltd. in different parts of Bangalore and the Golden Blossom group housing project of Golden Gate Properties Ltd. The court directed that the Revised Master Plan (RMP) 2015, which came into force in June 2007 in Bangalore city, states that the area marked for civic amenities sites, parks and open space in residential projects will have to be relinquished in favour of the BDA and the BDA has the task to handover civic amenities to the RWAs for maintenance.

Q: As per BDA a minimum of 10% land in a apartment project should be set aside for park and it belongs to government. Can builder construct a club house in this land and provide restricted access to apartment owners alone?
Latest Answer: This law is applicable only if there is a deed. If the apartment owners are the undivided share holders of the all of the land parcel then this will not be applicable

I read commonfloor.com/articles Increasing Mall Culture in Bangalore outskirts. What you said is true in the write up, Bangalore city outskirts are sprouting with malls. I personally feel Malleshwaram has more than enough malls and what we need to think is that with coming of new malls, the traffic during peak hours and weekend are sure to irk residents of Malleshwaram.
