Q: I am a current resident at Hyde Park C3 wing and have a concern regarding the Dumping of garbage and other construction items beside C3 building where C4 wing is/was going to be developed. The dumping of unwanted items has increased recently and is leading to mosquitos and insects in our house. Also the view is not plesant from our balcony. Kindly take necessary action or let me know with whom this issue needs to be discussed.

Q: As we all know Panvel Railway station is about to become Panvel Railway Terminus, Its a good thing but a reason to worry for me as I own a property in Pushp Bungalows,Vichumbe. I am worried as the railway track is just behind our locality. Will it by any chance come under land acquisition by the railways?
Latest Answer: Hi Sumit, It is very early to say anything now but one thing is sure if they acquired your land before that they will give you a notification. In India steps involved in acquisition of land. Properties built-up prior to issue of notification U/S 4 of the land acquisition act1894. Built-up properties existing at the time of notification U/s 4 of the Land Acquisition Act, 1894 may be recommended for denotification provided, 2) The absence of the land on which the built-up portion exists will not materially affect the public purpose, 3) The property was built-up after requisite approvals of the Competent authority. 4) When the public purpose can be satisfied by another viable land, which would cause less financial burden to the Government.

Q: I've heard the "nala" behind A-wing makes a bad smell, especially during rainy season. Can a resident of A-wing comment on this?Is it limited to certain floors?
Latest Answer: Well Shntanu, If you are having flat in vashi and Nerul area than its good , I think if metro comes in Navi Mumbai than appreciation value of the property is going to be high , Living in New Mumbai is good because its a Pre-planned city and has good access to everywhere, but every week there are problems appearing with local trains delay, and technical problems.

Q: I am Uday Sawant resident and flat owner of 103 C wing. We are facing leakage problem from flat no 203 c wing at Kitchen in sink area. This problem is major and due to this the colour has damaged and walls became very dirty.
The flat is rented and the flat owner is not answering my call.
Kindly look in the matter as soon as possible.
Latest Answer: As per CHS bye-laws, the cost toward repairs should be shared by both the parties. If he disagrees, then It may be a long affair with the society, the consumer forum and the police too. Alternatively, the dripping/seeping leakages can be repaired from your ceiling itself without disturbing or damaging the upper floor bathroom. Talk to the upper floor resident at the earliest and try to settle the matter amicably . Also consider the weakening of the structure and reinforcement due to prolonged contact with water.
