I have given some toke n amount for purchasing plot near above location , I am looking if there is any Firm for verification of documents and physical location for the plot , please provide any firm information , This is not HUDA approved plot , is safe to buy plot without HUDA approval ? can i buy plot with ULC and LRS cleared lands ,please provide inputs , thanks

please guide me how to approach step by step procedure to verify plot.
Latest Answer: Verify original latest title deed documents in the name of the present owner, Check latest land revenue record applicable in your state along with the land area extend to cross verify the mutation made in the revenue records in the name of the present owner of the land, check whether the layout of the land is approved. Ensure that the land conversion order had been obtained and also check the copy of Field Measurement Book (FMB) sketch of the land. Cross - check the genuineness of the present owners land revenue records online (if available in that respective state).

Q: I have made the downpayment for an underconstruction property in Hyderabad in February 2016. Recently, May 2016, the builder got the agreement of sale ready and asking me to go for HDFC bank for loan else he is cancel the booking? What options do I have? I have the valid receipts for the payment.

Latest Answer: You can talk with the builder why is so particular about HDFC Bank. OR If you are planning to take home and not yet applied for the same then you can go for HDFC for home loan. OR you can take help from legal expert for the same.

Q: Hi, Anyone has idea on how to account the transaction for the difference in the amounts in government market value and actual sales value, while registration of a property. Usually we do this to save some registration and stmap duty amount.

Latest Answer: Hi I believe it is a regular practice to register a property at a certain amount and actually sell it for a higher amount. This is done to 1) Reduce registration costs 2) Reduce the tax to be paid by the seller on difference between the last registration amount and the current registration amount if sold within 3 years

Q: We had the worst experience with the management. The area they show and in real both vary. We gave 50 lakhs advance in 2008 and they promised to give us within a year. Whenevr we went to check, no one was there. We are shocked after 4 years still not completed and we cancelled. They did not give our advance back. After repeated requests , recently they returned 40 lacs. We lost time, money and caused utmost distress to my family. We came to know that they did the same to everyone who cancelled and there are no buyers.
