Hi Everyone,
I booked a flat in Smondo 4 eighteen months back and so far no approval with them.
They are unprofessional unethical people cheating everyone. I have cancelled my flat and still waiting for my refund.
I am following since December for refund and there is no answer. The director of Patel reality Neel Patel is also a big lier. So go ahead and file complained in court.
I would encourage people to spread the message and avoid getting cheated.
I repeat DO NOT DEAL WITH PATEL REALITY they are cheater and unprofessional people. I will be going to court if they dont refund the money soon.

I booked a flat in Smondo 4 in Aug 2013. Awaited for 2 years and two months for the launch of the project. finally cancelled the booking in last October. They agreed on refund in January 2016. Now they have transfered the file to Mumbai Office and this mumbai office never respond to my calls. I feel so unhappy and lost faith in the builder.

Patel Realty are the robbers, unprofessional people. They will eat the money and will not respond.
I am waiting for my cancellation amount from 6 months. They dont have money to refund the booking amount.

How they will complete the project ? Dont know. Anytime , they will stop the construction if they dont have money,

Its my honest suggestion to better Away from the Patels. Go for some good builder and not with bankrupt patels.

Hello Friends!! Did we receive any update on the approval status of this project? I would like to book an apartment in smondo 4.0 however it seems that the project is in Pre-launch state for more than a year and they still haven't got the approval.. Any ideas?

These are the words you can use for Patel Realty. Please do not trust this builder.
They are cheats and very unprofessional. Once you buy the apartment they will not at all respond to your queries.
They are very slow and the quality is very bad. I would suggest people to check any other builder.
The maintainence guys are horrible. All your electrical appliances will burn as they do no have substation in Neotown.
Even a local builder will deliver with a better quality.
If there was a rating of negative then Patel Realty will get a negative five star rating.

I would request people not to invest there as you will only waste your hard earned money as i have lost.
Please check with the residents who are already staying there.

Hey Guys!!! Anyone here knows that the builder has reduced the price to Rs 3450 which is flashed in some of the website but when I called then they are telling that the price Is Rs 3500 and they are not giving any reason for it. Comments are highly appreciated

Hi Anurag, I have inquired about the project and Shriram Properties are quoting Rs 3700 for 1, 2 and 2.5 bhk flats and Rs 3900 for 3 BHK though they are ready to negotiate but how much they are not telling. Even I asked if they can give me flats for Rs 3200 per sqft then they said they cannot giving me flat at such lower rates. I wonder how they are charging so less for you. Are you going for group buying or is there any other offers they are giving? Please share with us as I am also interested in this project.

In Rs 45 lakhs budget you will get fully loaded 2bhk apartment in Phase I where as in the same budget you can get a fully loaded 3 bhk in Phase II. The price trends in Electronic city Phase I ranges from Rs 4000 to Rs 5000. Once Neomall, Hiranandani mall which is coming up near Wipro office and Metro comes in, I think the rates are bound to shoot up whereas the price trends in Electronic City Phase II falls in the bracket of Rs 3000 to Rs 3500.

I feel that You should go with Smondo 4, it is a township project, the project is getting completed before Prestige Sunrise Park and on top of that they are giving discount on the rate per sqft but Prestige is not ready to give any kinda discount. :) :)

The project is on pre launch stage they are planning to launch the project by this Diwali or later. The project is located at Electronic City so you can expect appreciation after few years when all the infrastructural development get operational

Pre launch price is Rs 3650 and after that they are planning to increase the price to Rs 3900 to Rs 4000 and they are not ready to negotiate. The project is expected to get completed by 2016 end.

Hi Bhargav, I got to know that news. It seems they have increase area of 2,3,and 3.5 BHK and therefore they reduced price. But to different customers they say different rate I guess. To me they tell 3 BHK at 3550 and 2 BHK at 3650. Still I am lil confused
