I feel it is not safe for family to stay, not to point out , but when 17% of the area is covered with abadi, you should how the locality will be… so think before you take a leap….
Exactly after the huge problem of land the region which was witnessing huge real estate demand, had come under threat in May 2011, when Allahabad High Court had directed to stop all construction activities due to allegations from farmers, who were the original land owners. Around 50 residential projects worth Rs 37,500 crore were halted following the court order. In August 2011, Patwari villagers agreed to an additional compensation of Rs 550 per square metre (earlier, in 2008, the farmers sold the land at Rs 850 per sq m). But other villagers did not agree to this rate and had demanded for market value for their land chunks. Land price per sq m during that time in Noida was about Rs 70,000 per sq m while the farmers in nearby Noida Extension had only got Rs 850 per sq m.
Guys i don't think so, then why do you feel the builder are still investing in this area??The real estate in Greater Noida West picked up speed after the Supreme Court judgement. The projects in Greater Noida West witnessed over 30 percent appreciation in the last two quarters of 2012. Moreover Sector 2 has the best locational advantage… I understand the fact that it needs time to grow , but we are talking about future...so lets focus on that.
But sir, look at the surrounding of the place. The projects yet to get there construction done, the place is surrounded with village, there are no proper roads, thin roads, water logging problems… how will anyone live in here. This place needs 5-6 years to get developed.
True , i do not opt for this sector, when we have other sectors on line and which have no land problem and have many other projects, what will drag me to this sector?
I think this sector will rise up , like a community housing,to give a better surrounding, authority is building parks and social places. Also if we look, this sector is coming up with high end project, very few projects but good projects.This shows the area has potential to grow, or else why the builders will construct??
I think i should also point out the affordable price range… within RS 25 lac to Rs 35 lac, you will get 3 bhk unit. When we compare with rest of the sectors, the price is bit on the lower end. Hence if i invest now there are chances for the price to appreciate.
To be frank, the social development of the place is not yet done. There are proposition of developed Sector 2 as a residential hub where schools and colleges will come up.Yet things are not in place.And about future prospec i can say , that as in other sectors bug brabds are coming in and also good connectivity with Noida and Ghaziabad, there are chance for this sector to grow...the future seems to be good !!:)
