Hi Paras,
I am a IT professional, live in DElhi, Mayur Vihar Ext. but don't have much knowledge about this locality as i am working in Bengaluru last 6 yrs. I would like to know about locality of Sector-2, Noida Extn. and its connectivity to the rest of the NCR? How is the real estate market of Sector-2, Noida Extn.

Sector 2 Noida Extension is a good residential area. All sectors under Noida Extension are a part of Greater Noida Industrial Development Authority (GNIDA). This area is surrounded by developed areas such as Crossing Republik, Achheja, Ecotech 4, Sec-1/3/10/12 Noida Extension, Sec-118/119/123 Noida Extension. Its nearest location from the Noida- Link Road, which is a 130-meter wide road and comes after crossing the Hindon Bridge. The locality is well-connected to Greater Noida, Noida and Delhi. The area is well-linked to Metro and the City Centre Metro Station is the nearest station, only 15 mins away. All daily basic necessities are within stone throw distances.

Good connectivity and affordability are the two major factors due to which real estate in Sector 2 Noida Extension, is developing rapidly. The average property price in Sec-2 Noida Extension is Rs. 3525/sq-ft

Are all approvals in place? Which local body and financial institutions have approved this project? Is there covered car parking facilities? How much they are charging for it?

Well Payal...
Nirala Greenshire Ph-2 is a GNIDA approved project and all the necessary approvals are in place. Banks such as HDFC, LIC Housing Finance, ICICI etc. have approved it for home loan.

Yes, they are providing Covered Car Parking and its charges will be Rs.2.95L for single car.

Booking amount will be 15% of the flat cost. Flexi plan-Rs3150/sq-ft., CLP-Rs.3300/sq-ft. and 10:80:10 or 5:75:20 - Rs.3450/sq-ft.(Rs.150 extra for 950/1060/sq-ft.). In other charges such as additional power backup (Per KVA):- Rs.20000. Fire fighting, EEC, Club membership, power back-up (1 KVA), lease rent are included in the basic cost. IFMS charges shall be Rs. 20/sq-ft.payable at the time of offer of possession to RWA / Maintennace agency.
