Which is better for Investment: Sector 2 or Sector 3 Noida Extension

Q: Hi, i am confused about both the sectors, can you advise me which is the better for end users. Also need an option between Plots and Apartments.

Why noida extension sector 3 plots are undeveloped yet?

The inventory of plots is limited means as per demand/supply rule, the plots will be hot property in coming years (by 2014 end) when the possession of at least 30% flats would have been handed over.The current price being 40k+ (allotment price of 10,500+ premium of 30000).

Guys am interested but getting confused which one would be better either I go with plots or Authority build house?

See i would suggest you to go for Authority flast, because that will hold less risk, and also rest of the area is not area are not registered with Greater Noida Authority.. the why to take a risk??

How far is Sector 1 from both the sectors??

Both sectors are located just opposite sector 1 in which 13 builders projects are there... sector 2 is covered 4 side from Techzone IV, Sector 3, Sector 1 and 130sqm road.

How much land do you think is still with farmers???

In sector 3 , there are 17.5 % plots with farmers and 5 % is adabi allotted area by the Authority… the area is itself small. How can you expect anything else.

Guys when there is already a land issue and which is not yet solved, how do you expect it to get solved so early, that you guys are expecting the returns. Even if you buy plot, if the place is not good enough for investment, why will anyone even buy it!!!!

True , i agree to the fact, Noida Extension is still a baby, it needs to get nurtured first then the story comes for micro market and all. For now the place is not at all a place for investment.

Actually the problem is the land is still in problem...the issues are not yet solved , hence builders are bit scared about investing in there. Moreover the area is really bad.. as there are villages behind and surrounding , the area is nowhere safe!! Then why will any builder put their money into this...

See firstly, one thing you need to understand about sector 2 and 3 , that both have adabi portion attached to the land. Sector 3 has a portion of land with Bisrakh village and few parts with Jalpura Village. This villages are the most affected areas in the whole land litigation issue. Hence builders will may have a late delivery of projects due to clearance issues, but if you go ahead with plots, you can sell it any time.

The place is yet to grow.. i am not telling that it do not have potential. It has all the potential to grow, just that it needs time.And yes, within 8 years or so… a micro market will surely come up.

Look, each and every place has to have an employment generation sector, or else, what will drive the demand.Similarly, you two knowledge park 4 and 5 nearby. You also have, Greater Noida Industrial area within 10km or so…. and sector 10 is also close by, where commercial shops are there… so there are good employment generation chances… i would say better than sector 2…

Guys do you really think that , people will travel so much to get to work??? This is not a happening place , people want to stay nearby there office. So even if it is knowledge park, which is proposed … will not help the real estate to grow… this is a fail plan yaar!! samjho!

I would like to focus on the area division of the place i.e., Sector 3 is divided into pockets, according to my knowledge, there are two pockets, Pocket A and Pocket B.. Pocket A is GNIDA villas, which are allocated and Pocket B is taken by builder.But none of the builder has invest in this area till now.

I would like to point out that, this is a very bad place for investment . This place will take minimum of 10 years to get properly developed.Hence if you guys are thinking for investment or end use, this will be loss decision for you guys.

See, sector 3 is huge parcel of land. It well better connected with Noida and Delhi , than Sector 2. The boundary of the area is by two major roads..and also just opposite to knowledge par 5.So you can guess that the demand will come from Delhi due to close connectivity and also Knowledge park will help the place to get good appreciation, due to employment generation

Although it is a very tough question, but i would like to say, when we talk about sector 2 has around 2000 plots and sector 3 has around 1000 plots. The first difference comes here; secondly the sizes in Sector 2 stands in a better place… like Sector 2 has 162 sq yard and 220 sq yard plot sizes ,whereas sector 3 has 120 sq yard and 200 sq yard plots. So i would advice if you want to go for plots, please choose, sector 2 .
