Q: Hi, I would like to know about the builder and his previous projects. Please let me know. Whether will deliever all the promises mentioned in the brochure regard to amenities???? And hand off flat on time or not???

We have a meeting with the builder on 28th October 2012 Sunday and he was saying he will ry to finish this project (sai poorna high end) by end of December but if not then he make sure that he will finish it before mach 2013.
and regarding this he will update all these information by mail to every owner within 15 days.

I am interested in this project, however I am holding this off at the moment as I am not convinced that builder is paying the penalty. Penalty is something which builders pay without any hesitation as its minimal as compared to the overall money involved. Plus its a good selling point.
Has anyone got their penalty dues of 10k and 15k for 2 and 3 bhk respectively?

he indicated that he would pay the penalty as a lumpsum as the owners aren't done with the full payment yet. More than the penalty we want to the project to be completed with the agreed specifications. As a salaried class, we are feeling the pinch more than anyone else with the EMI's and rent. We hope it will be ready by Dec end as promised, else it will be a bad advt for the builder as he is trying to build a reputation afresh

Quality is good but schedule is a concern. They have gone past the earlier promised dates of June 2012 and Oct 2012. No clarity on the dates yet.

I have bought model Flat #14. Its a 2BHK flat on Ground floor in this project.I have made 70% of the payment. but they are asking me to make 95% payment to make since they have done the flooring also(5% for flooring).
I hope they will complete the project by End of July(after considering one month grace period).

i Resmi, Is there garden are in the apartment, I don't think so. And the payment has to based on the agreement super built up area (1508 sq ft.) in my case

I have booked an apartment with the High End project. Quality is okay. Not that great. But floor plans are not good. In the middle block apartments there is no light at all. Common amenities are just for name sake, very small and congested.

I don't know whether they have a proper architect. I have been asking to meet or get the number of the person so that I can discuss some changes I want. But have not received any proper responses.

The builder is not a friendly person. He also said that calling their staff or meeting him is a disturbance to them. If we cannot ask and clear our concerns with them, whom else should we go to?

Till payment was made, everything was good, but once the payment is made, they start ignoring you.

Now i strongly feel that i made a mistake by booking this apartment.

Firstly when I contact the builder regarding the payments if delays in July at that time he said he will let me know about this and the progress by end of Sept 2012. In October when asked when they are making the payment to buyers because of the delay he said they are scanning who has made the payment on time and they will give them the amount as per their flat in coming days. I wrote them formally by mail my bank details etc and asked them to deposit the amount in my account because of the delay. till date (27 Oct 2012) there is no replay. It takes them so many days to identify who has made payment on time when they have to pay, if it would have been the reverse way (buyer has to pay builder) I am sure buyer will be have busy time while answering their(builder) calls regarding payment within days of exceeding the payment dates.
